Update on Golden Oak at Walt Disney World

For those dreamers (like me) who wish that they could live inside Walt Disney World, as announced in 2010, that dream is very, very slowly becoming a reality. The neighborhood broke ground in late 2010 and home sales began shorty after. The first "closing" occurred in early September 2011 and shortly after the buyer moved into the house. Although several houses are near completion, many have not been sold or "closed on."

Golden Oak is divided into four sections: Silverbrook, Kimball Trace, Carolwood, and Carolwood Reserve. Currently, the most progress has occurred at Kimball Trace which has about five homes completed and construction on two or three more. This neighborhood is also the one that is apparently shaped like Mickey's Head (I don't see it:confused3). Over at Silverbrook, four homes have been completed and there is construction on two more. In both these areas, several more houses have begun the preliminary stages of construction.

In Carolwood, the least progress has been seen with one house under construction and one more starting by June. Next door at Carolwood Reserve, one house has been completed and two or three more are under construction.

The four neighborhoods are expected to be fully complete by 2014. To achieve this goal, Disney is offering V.I.P. Passes for buyers who "close" by December 31, 2012, which gives them 3 years of FREE admission to the four theme parks, two water park, ESPN and more. Guests will also get to use EMH at the park and will receive complimentary door-to-door transportation to the parks.

Golden Oak had an opening ceremony in early September 2011. Following that they had additional closings.

Residents will also get to use the private clubhouse, Summerhouse, boasting a pool, table-service restaurant, fitness center, cooking classes, and such. This began construction mid-last year and is near completion. It will open sometime this spring.

The highlight of the property is the Four Seasons Resort Orlando at Walt Disney World which will feature over 400 rooms and suites, a full tennis complex, two pools, professional fitness center, three or four restaurant (one being a "signature" one), a conference center, and more. As recently announced, the resort will offer timeshares through Four Seasons' program. The resort broke ground last December and is expected to be complete sometime in 2014.

The current Magnolia Gardens course will be integrated into the community and will remain open throughout the construction of the community. Some houses will even feature views of the course. The clubhouse will be remodeled in 2014 to match the architecture styles of the Four Seasons which supposedly will match that of the rest of the community.

Also, the community was intended to be in the Magic Kingdom Resort Area. This has changed. After reviewing the geographic location of it, Disney has decided they will put it in the Downtown Disney Resort Area because it is closer to those resorts.

There are four "undeveloped" sections of Golden Oak reserved for future development. We have learned that these sections will begin planning and construction in 2015 or 2016 and are expected to open around 2021 (very far off into the future).

Overall, construction at the community is picking up. There have been quite a few (don't have the exact number but it's a lot). I believe they have sold 40% of the properties. If you're looking to buy, I hope you have $1.5 million dollars laying around, because that is the starting prices for the community's smallest homes. No renting, no part time ownerships, just whole sales.

Are the homes listed on a website? I've looked around, and I can't find prices on the individual properties.

No, there are not listed on any website. I should have mentioned that these homes are all custom homes meaning that they are being designed from the ground up by the buyer, the builder, and Disney. In essence, you are buying the land not the house, but Disney or the builder will cover the costs for the house (because they markup the land so high). This is why few houses have been built. Once all the houses are built and owners begin to sell (we're talking like 2024) then they would probably set up a website or something. It is really confusing.
