Under Contract - Have some technical questions - I've searched the forums - HELP!

Hi Everyone!?!?!

Trips to Disney (w/o DVC): 100+

I have a few questions. I ran a search here on the forum but couldn’t really find anything…

Before I begin, here’s my situation:

I’m under contract right now for two DVC resales

One contract at the Wilderness Lodge for 200 Points with a use year of October

AND

One contract at the Boardwalk for 150 Points with a use year of October.

I’m already “sold” on the whole DVC “theory” – I’m not buying to make money and I’m not buying to break even. I’m buying because I’ll have my first child in the next 5 years and I was raised at Disney and I’d like to spend some quality time with my family in the coming years at Disney, creating great memories.

I’m paying cash for my purchase.

Now that you all have a little background…here are my questions…

1) Does the rumor about the “Contemporary” getting DVC have any validity? I’m sure it will be like pulling teeth to buy into that resort and when (and IF) the time comes around I’d much rather have that as one of my two home resorts – Does anyone know if that will ever really happen or is all of this talk regarding DVC at the contemporary just gossip?

2) I plan on going to Disney every Christmas through New Years. (I know it cost big time on the points, but I thought it would be a great start to a new family tradition). Could someone correct me if my thinking is wrong:

For the sake of argument lets say that when I purchase these two resale’s it just so happens that the points that are to be allotted this October (2005) have already been used an borrowed. So my first allotment of points will be coming in October of 2006! For my 2006 holiday vacation I want to stay at the Wilderness Lodge on Dec. 23rd, 24th, 25th, 26th and 27th, then I’d like to switch hotels and stay at the Boardwalk the 28th, 29th, 30th, and 31st.

If I wanted to ensure that I’d get the view I wanted and that the rooms would be available (and let’s assume for a second I have enough points at each hotel to book both resorts 11 months in advance for the number of nights I specify above)………

a) I would want to call on January 23rd and make reservations, correct?
b) Would I have to call January 23rd to schedule a reservation for December 23rd, then call January 24th to schedule a reservation for December 24th, or when I call on January 23rd can I make reservations for my entire length of stay at both hotels (assuming I check in on December 23rd as stated above)?
c) My speculating is based on the assumption I can call on January 23rd (exactly 11 months ahead) and make a reservation with points I don’t receive until October – is that even possible? When you make reservations, are you making them with points you have right now or can you make them with points you’re expected to receive between now and the time you take your vacation?

#1- there is nothing official from DVC about the CR rumor. At this time, it is nothing more than that. I wouldn't make any current purchase plans based on any rumor and there are a lot of rumors available at this time.

#2a/b - the first day you could call is January 24- the priority is 11 months from the checkout date- so for a Dec 23 arrival- the checkout would be the 24th. You can only reserve that day on the 24th- and would need to reserve the other days in simialr fashion. The entire VWL stay could be reserved on the 28th (checkout date). If you are making day-by-day reservations, just let MS know the first day that you will be adding to the reservation so they can send out only one confirmation for the entire stay.

#2c- You can make the reservation as long as you will have access to enough points by the time of the reservation- they do not need to be currently in your active account.

To add a couple of points. There's nothing you can do at present to guarantee your view other than at BWV where you reserve a certain type of view. Even then there's no way to give yourself a leg up on a better room within the same category. And if you get both of these resales around the same time, there's a good chance they will NOT be linked contracts even though they are the same use year. If they both make it through ROFR and you want them to be linked, make sure DVC knows that FOR BOTH CONTRACTS.

As stated, it's just a rumor. If villas at the Contemporary were announced tomorrow, it would be two years before they begin sales and three years before the resort opens.

You're also waiting on a total unknown. What would the per-point cost be? What would the point charts look like? What would the maintenance cost? What size units would be offered? What would the decor be? What amenities (pool, Community Hall, etc.) would be part of the DVC component?

As for the "pulling teeth" to buy in comment, don't kid yourself. The Beach Club was very much in demand three years ago, and it took more than a year to sell out. If DVC does build at the CR, I have to believe that it will be more than the 200 rooms at the BC. We're talking about millions of points. There will be plenty of time for folks to buy into the CR (if it actually happens, that is.)

Just wanted to add that if you plan to go holiday times, this is probably a reservation you want to call day by day for, no matter where you want to stay.

As for the Contemporary rumor. There is no way to know that. Even when DVC announced a big new resort, it was not built, so rumors are even less certain than announced resorts. At this time, I would assume that you will be able to trade into other resorts from your home resorts at the 7 month window, and while it may be difficult for the holiday times, it wont be impossible for other times.
