Trying to buy- it takes patience!!

We got ROFR'ed last Wed. Made a second offer on Wed. and got a verbal acceptance (worth the paper it is written on) on Wed. Thurs. seller changes mind, not even a counter (seller's remorse). Today Fri. I am making a new offer. Verbal acceptance and when seller signs, I will post details. The bright side- first offer 150 pts, second offer 170 pts and third offer 200 pts. Every time I make an offer I calculate that maybe I need more points. This might get expensive!
 
have you looked into just going with disney?? with the incentives, is the savings worth it??
 
I hope your deal goes through this time. We added on through resale (we actually got a better deal than what disney was offering at the time). Its a very long process even if you do a total cash deal, but it was worth it. Good luck! :goodvibes
 

Regarding buying from Disney. This is September and if right now, you were to buy BWV from Disney, you would get '07 points IF your UY would be October or December. Disney has let people in this position bank those '07 points even though the official banking time is over. This is of course dependent upon Disney having October or December points.

Good luck! We had a seller problem in July (signed the paperwork in June) and it went all to crap. Had to start over with a new contract in July. We sent the big check last week and are just waiting to hear about closing.

When you are trying to buy on the cutting edge of ROFR on the resale market, you do have to be patient. I assume your seller who backed out got a better offer. You have to remember that almost all sellers are on an open listing system and solicit offers from different brokers, not just the one you are using. It is not at all unusual for a seller to back out of a deal when a later buyer offers more money.
 
I although the realtors do not like it I always put a 3 day limit on any offer. If the realtor and seller are serious this gives adequate time to get the acceptance faxes back. This keeps sellers from sitting on offers, while waiting for a better on to come along. If the seller has a valid reason for needing more time it is easy to extend the purchase offer.

We're also in the middle of buying a BWV resale. It had all '07 banked and all '08 points, so I was willing to pay a little more for it. We're currently waiting on ROFR, but I know we will pass. I know we could have gotten it (or a similarish contract) for a little less, but it was a fully loaded contract with almost exactly the number of points I wanted and the UY I wanted. I decided that I didn't want to lose it over a couple of hundred dollars, so I was willing to "overpay" a little to be sure that our offer would be accepted quickly and pass ROFR easily. It was still much, much cheaper than buying directly from Disney, so I know we came out ahead. Could I have saved $300 or $500 with a little more patience? Maybe. But I decided it was worth it to us for our peace of mind. (Besides, we'd been willing to add on from Disney if they had had what we wanted. They didn't. So I found it on the resale market and saved a couple thousand dollars.) That said, we are still waiting on ROFR, and we won't close for another month. We'll see how I feel about it when we finally have it purchased...
