We just returned from the second trip using are recently purchased DVC, and Houston we have a problem... We need more points, I never buy anything “large” out of the gate so we purchased 175 point at the VGF back in January. As I said we need more points to at least get up to 300-400 total for the time being.

I see a listing for 350 points with UY we have currently and want to keep. Thoughts on selling the current contract and purchasing the 350 point contract? I realize we would have to pay commission, estoppel to sell the current and closing cost on the new contract, etc. After browsing resale sites it looks the average contract at the GF is selling for about $175 PP, and we paid $140 PP.

This board was extremely helpful when I was learning all about DVC last year, so I value your opinions. Thanks in advance.

Estoppel fees are generally paid by the seller.

Closing Costs and Membership Dues (Due for whatever use year you are in, if they haven't already been paid) are USUALLY paid by the buyer.

HOWEVER, ALL of these things are negotiable. Unfortunately, if you ask the Seller to pay Closing Costs or Membership Dues, then this lowers the effective point price on the contract, and I have had Disney take contracts on ROFR because the seller was paying closing costs on one contract and Membership Dues on another contract.

So, if you ask for a 'different deal' then look at the overall cost, and if it comes in below the typical ROFR threshold, you could be in trouble.
 
Just a thought, why not look for a second "stay around" contract at a place like SSR, where you can bank and borrow those points to stay at other resorts, and then save your VGF points for big biannual trips?
 

How about looking for another contract between 150-200 points and keeping yours? That way, you have two medium sized contracts (easier to downsize in the future, if there's ever a need).

This was the original thought and how I came across the 350 point contract. We will continue to look for the add on but was curious about the idea of just buying the amount we want now, and selling the smaller. I do like the idea of easier resale of medium two contracts in the future if the need ever arouse.

Just a thought, why not look for a second "stay around" contract at a place like SSR, where you can bank and borrow those points to stay at other resorts, and then save your VGF points for big biannual trips?

We are creatures of habit as far as resorts, we have slept around prior to owning DVC and ended up always ending up back at the GF, it has some sentimental value, families married their, my wife and I got engaged there. We just love the resort and want to stay there 90% of the time.

There won't be a lot of buyers for a 350 point contract so I think you could negotiate the price down to the $140s. Check the ROFR thread to see what large contracts have recently sold for.
 
Later selling a larger contract may be an issue, require a lower price or could take months to sell. Most buyers want a smaller contract. We have sold 50 pointers that were gone in 1 day, today we have a 240 pointer for sale and no bites for a couple of months.

Your the second poster to say point this out which is making me rethink buying one larger, and maybe just looking for two smaller add on’s.
 
December - if something 200 or so pops up we will see what we can do as far as the price we are looking to pay.

Time to do a little more browsing. Looks like the idea of selling our current contract and buying a larger is off the tables though, thank you guys!

I did exactly this and it really subsidized my purchase. I had 160 points - a 50 pointer and a 110 pointer - and wanted 250. I sold my two 'small' contracts for an average of $115/ point and bought the new one loaded at $100-- $86 net after renting the loaded points for $14-- because as others have noted larger contracts sell at a discount. Use that to your advantage.

So effectively at the end of the day I ended up with 90 more points for about $76/ point after sales costs on my smaller contracts.

I feel like 200 is the threshold for being able to negotiate a lower price per point. I very recently closed on a 100 point contract at VGF for $150pp, I don't think that's crazy low for what it was... and don't feel like you have to jump on a particular contract. If you can wait a bit for the right one, you won't feel pressured to offer more than you really want to (or can) pay. Good luck!

I have been looking at VGF, but a different UY. There is a 170 point December UY contract out there.
 
Agree with the other posters the hassle of selling is not worth it unless you get an awesome price. If you are not urgently needing points deals do come up. Especially if you have some flexibility on the number of points/UY. The trick is to sneak pass ROFR. But they can't take all our contracts, right?pixiedust:

If you're set on VGF buying the larger one and selling the smaller one is not a bad plan, you'll already have 2 closings from the purchase side either way. Personally I'd add a different home resort that totaled around the amount needed and have more options or more savings depending on the home resort. Maybe AKV, SSR or BLT or possibly wait and see what Riviera looks like and consider preconstruction there.
 
I would keep your current contract and just buy the additional points. For a couple reasons -- you just bought your other contract so could essentially lose money considering the selling fees and possibly not getting exactly what you want to even break even. If down the road you want to travel to WDW less then you could sell one contract and keep one to still use. Or if you at some point feel the MF are too much for 350 points then again you could sell and reduce your points. When you want out of DVC then selling a smaller contract would be much easier than a 350 point -- Not everyone has the money to buy a large contract so you could be sitting on it for awhile.

The nice thing is that VGF is very rarely taken.
