Total Points at Each Resort

Hi,

I've been searching for the total number of points for each resort. I've found a few posts with round numbers (eg 4.9 million for BWV) but I'm not having any luck getting more accurate numbers. For example, I found a post where the OP calculated BLT points at 7,226,379 -- exactly the kind of educated guess at the total for the resort I'm looking for.

I'd appreaciate it if someone has the scoop on the point totals for each resort.

If there are 1,962,300 points at VWL and the MF's for 2010 are $5.19, then they will collect $10,184,337 of MF's in 2010. That divided by the number of villas (181) equals $56,267 of "maintenance" per villa. That seems like a lot to me. A 2BR is a heck of a lot smaller than my house and I do not even come close to spending $56k in "maintenance". It really seems like a lot when you look at spending $56K to maintain a studio. :confused3

Of course, the devil is in the details.

About 20% of what is collected is paid to the county for property taxes.

Another 20% is being tucked away for long-term, large-scale projects like replacing the roof, repaving the parking lot and renovating the villas themselves.

Around 10% of the dues are paid to DVC in the form of a "management fee" they are contractually permitted to collect.

Then you're left with a slew of items which go far beyond normal upkeep on a residential home. The dues pay for utilities, housekeeping services, replacement of furniture and fixtures as needed, routine updates to things like wall coverings, carpets, bedding, etc. We pay a share of all other resort operating expenses...things like landscaping, bell services, front desk staff, security, insurance, pool maintenance and lifeguards. Dues pay for theme park transportation (buses, boats, monorail.) We pay for DVC "Member Services" and even for the quarterly member magazine.

Don't forget that maint includes housekeeping, grounds maint, bell services, front desk, and 12% management off the top in addition to taxes, refurbishment and a number of other costs. Certainly if you compare to owning a condo for the entire year, it is a lot.
