Tips for improving your appraisal

I'm refinancing and the bank is sending an appraiser in a few days. Is there anything I can do to improve it??? My sister says all they do is check # of bedrooms, # of baths, lot size and mls listing in your town. Is this right?? I have alot of work to do on my house but I'm the crappiest house on a block with million dollar homes and I have one of the largest lots ( 2 acres). I just need the appraisal to come in at a certain number to get a better finance rate. Sorry just nervous. It feels like senior prom all over again

Thanks for the well wishes. I tease my DH that if we don't fix the house soon the neighbors will take up a collection for us My house is very ordinary nothing like some of the really nice houses on my block but hey a girl can dream
