Timeshare Closing Services Inc.

Which is the escrow company used by TTS - has earned my respect and thanks!

Last month I purchased a contract via TTS.
I was having a numbspell when I told them that it should be titled to my self and my mother--but I forgot to specifically say the title should be jointly held (done by inserting the phrase "as joint tenants with full rights of survivorship") into the record.

{My wife and I also own contracts--but those contracts state "husband and wife" with which in Florida is automatically joint.}

Therefore, the contract was recorded as if it was common ownership 50% + 50%.
The problem with that is if in the event one of the titled, non marital, owners predeceases the other --being that none of us live in Florida, we would have to probate their estate in Florida (as well as within your home state) in order to pass the ownership interest fully over to the surviving titled owner. This would be a lenghty and expensive process.

So much for background;
I called Brenda at TCS and explained all of this to her yesterday. Today I got an email saying that they will take care of it, issue and record a corrective deed, and send it to me.

In that email (after I had already told her it was my fault and I expected to pay for their services) she said they'll do this 'on the house', and to keep them in mind for future needs!

I think that's wonderfully customer service!
It also speaks very well in my mind about The Timeshare Store - they clearly picked a great closing agency to work with!

:earsboy:

Very nice. I agree wtih your comments about Timeshare Closing Services.

I appreciate your relaying your TCS experience with the DISboard members. The better we are to them, Timeshare Closing Services, Inc., the better they will be to us. Example: Reduced closing costs on smaller DVC Resale packages.

If it's OK with you I'd like to pass your post on to them. Like all of us, they too like to hear when they are doing a good job.

Thanks,
Tom

At the risk of being a "personal message" (which is banned by DIS rules)...I agree, and No problem Tom! :)

Thanks very much for this post, DVCconvert. You just saved me going through the same thing! I just got through ROFR, and Timeshare Closing Services is just starting the paperwork for our closing. I spoke with them today and it turns out they have only my DH's and my names listed, (as in "Mary Jones and Fred Smith") without any additional wording, such as "husband and wife" or "tenants by the entireties".

I just assumed that when the closing docs arrived all legal papers would be worded appropriately for a married couple purchasing property, but it turns out that would not have been the case for us. My DH and I have different last names and their standard procedure in that case is to just list the names and nothing else, not even "joint tenants with rights of survivorship", unless you specifically request that they do this.

So... thanks to your post, our paperwork is being corrected as we speak!

You are very welcome Lisa! :)
I'm afraid that this may be an issue much larger than people expect! I'm glad I could be of help to you! :):):)
