Thoughts on Lowball Offer

Ok so I put an offer in $17 below asking, with seller to pay closing. So yes it was an aggressive offer but the contract is completely stripped till 2022. Seller countered with $10 more than the original list price! Is this normal? Assume they did it because they were somehow offended by my offer and wanted to make it clear they didn't want to deal with me further, but why not just say no thanks and not counter?

That is ridiculous.

If you don't mind my asking, what company were you dealing with? This is the "bizarro world" of how to do business! The broker should have just got back to you and said the seller is not interested.

I'm sorry, but I took this another way and laughed at it - they successfully sent their message, LOL.

While some sellers may have bought in really low so accepting a lowball offer might feel like a win, others bought in high and it could be way below what they paid. I'm not saying it's right, just that stuff like this might happen when you lowball.

I'd continue with the offers - the next person might just want to get rid of it :)

Thanks for sharing this...I'm new at all of this (though I have bought two houses before) and I've been waiting since 5pm Tuesday.
 
Also another note on that $10 above asking point offer - I'm not sure realistically a lowball is a bad offer anymore, I think it just might take a while for people to realize it. Who knows what will happen with the virus? The rental market has taken a hit and that affects DVC, airlines are taking a hit so who knows what the outcome there will be in terms of costs? The value of the the dollar has changed everywhere. The value of that contract just is not presently worth what it was a couple months ago.

I considered buying in the past. I think I could get a price now that I've wanted for a while. But why would I buy now at such a high price (even though it *seems* discounted) offloading a contract from a seller when I'm currently payment free and can just do cash stays if Disney opens, free of risk? If there are 2020 points in the contract I doubt I could use them. Will there be a vaccine before 2021? If there isn't, will I fly from my (currently) coronovirus free area (no cases) to a place that has cases? No.

Even $20 lower is not enough for me until I see where this thing goes. No thanks.

That’s a long time! I usually hear fairly quickly, especially if it’s through the 2 big resell sites

I have lol sometimes it takes time. Especially if theres different time zones and they work weird hours and also if they are checking their loan payoff, which I was told mulitple times.

My seller took 2 days to respond to my offer. They were in Hawaii, so there was a time zone difference to account for......

Never had that happen, I agree,,no need to do that. As someone who sold recently, I wasn’t offended when i received a lowball offer,

My most recent attempts had me putting in between $20 to $30 below asking,

In most cases I got them down to $11 - $15 below, but still not what I wanted to pay, So some sellers are willing to come down
 
Lots of new contracts dropped this morning. There is an AKV with 300 points Dec UY and it is loaded with 600 points for 2020 $113PP and another AKV with 160 points Dec UY also loaded with 320 for 2020 $115 PP. Those are awesome contracts and prices that you can work with IMHO!

Thanks for posting that article. I find it revealing especially this quote "If the pandemic continues, there may be less buyer interest for an unknown period of time. The benefit of selling now is that we know what the market is now and tomorrow is uncertain. "

Make another offer at $40 below asking, seller pays dues until 2030.
