"This House" on 3/4 acre in YOUR area... what does it cost?

Around here - $100 - $120 a sq. foot to build so $348K for the house. The lot would depend on if it were in town, what neighborhood etc.. or out in the country. So total would range from $400K to $450K

Wow, neighbor...I would not have guessed that high for Ephrata!

Here in the "big city" (ha) of Wenatchee, I would guess it would be in the $400 to $500K range, depending on the lot size. While we are yanking up all the orchards for new houses, they are not making the lot sizes as big as your original idea. If you put it on the river here, it would be about $750K. If you put it up at the ski resort, it would be about $600K.

That would at least $750,000 around here - some people would ask more & some fool would pay it. I am 60 miles from DC & Baltimore so some people think our home prices are "affordable". :lmao:
My 40 yr old rancher on 1 acre is valued at over $300,000 for tax assessment. Haven't seen anything similar listed for less than $425,000 this spring.

I'm guessing about $350-400K on a normal sized lot - but probably more like $450-500 on 3/4 acre (very large for around here).

In my area of Massachusetts, it would go for about $900,000-$1,000,000. The clone type McMansions in my town go for $750,000 and they have no character at all and are a bit smaller, on smaller lots. At least that house is nice looking and 3/4 of an acre is going to cost alot.

I agree...and by west we are now talking Morris off I80...and past that..but we have our boat this year in Seneca and there are people there that communte into the city and outlying suburbs due to housing costs. And seneca is 45 minutes from Woodridge/Darien.

All I do is repeat to myself over and over...should have bought the 2 acre lot in Cherry Hill for 40k 8 years ago.

I have to agree - to get that lot size around Chicago you are going really far out of the city. Probably about 1 million.

A little OT, but we put our boat in at Morris and live in the Woodridge/Darien area. Small world!!

I tried to use Zillow and my house came up for $50,000 less then what it recently appraised for. My parents house was $100,000 less then the appraised value. How does it find the values?

The basic search gives the tax appraised value, not the market value. You have to click on zestimator? to get the market price. I tried for mine but it came back "not available for your area". My appraised value is $440K but market value from comps in my area is $800K-900K. Big difference!

south of boston, anywhere from $499 to $2mil depending on village

I would say $250,000 to $275,00 and it wouldnt sell quickly. The model home in our neighborhood has been on the market for 6 months for $221,000. Theres just no market for homes that large or expensive here. Our neighborhood was the first developement built here since the 70's!

That could reach 2 million SO easy here (San Mateo/Santa Clara county, California, the bay area)

We did a TV story at my station. They basically trashed zillow, saying that it was nowhere near accurate.

Guy down the street is building a 6000 square foot house. I am not sure how many acres he has but it is several and a beautiful place for a house. 6000 sq. ft.! That is just huge. 2 grown children so it is just for a DH & DW!! They'll never see each other in there! LOL I think somebody told me they would be close to a million dollars. Now that is the size house that i think there wouldn;t be much of a market for (esp. here) but the size you are looking at is about par for this area nowadays.

This is true, if it was reliable, we'd no need for the bankers we hire for hundreds of dollars for a drive by appraisal! Zillow is inaccurate.

I don't think that is the case. This seems to based on taxes paid, previous sales or something like that. Doubt any intelligent person would sell their home based on their estimate. Sorry I brought it up. I know many people that it seemed accurate for. It's accurate ofr both my properties. It was posted before on the DIS and many people raved about it.

HI! Glad it works for you :) , here in Mass its quite inaccurate, our business is RE development, most properties are off, there have been sights like that before as well, they just never seem to be accurate, at least in our area!

Though I agree anyone selling their home hoperfully checks comps in their neighborhood, or consults a reputable broker.

Beachside, Space Coast is where I live---that woudl cost about...

$750,000 brand new

$1 million if in one of the posh communities or on a canal

$2 million if on the river

(price difference with no change in home design)

mainland $400,000-$750,000 depending on location.

And this is all within 1 minute to 20 minutes from my current home.

So $400K to $2 million
