Can someone give me some information regarding DVC and how pricing works? I understand that you are purchasing into a "time share" and that you pay a set fee (ie. $12, 000+closing cose) per the points package. Are there any additional monies that are owed after you pay the said set fee?

Oh yeah...every January you'll get a bill for your member dues....dues are priced per point, and by resort. Some are as low about about $3 pp, others nearly $7 pp...so it adds up quick and over time likely will amount to quite abit more than the purchase price.
 
And of course the "points package" cost can vary wildly...first depending on if you're buying direct from Disney, or if you're purchasing on the resale market.
 

you are purchasing a real estate interest (like a long term lease contract) in a small percentage of a disney resort. think of it like buying a house:

- you pay upfront to purchase the house
- you pay continually for property taxes, utilities, replacing furniture, repainting, lawn care, etc.

same basic idea with DVC.

the DVC Resource Center is a great place to see the historical annual dues (also called maintenance fees) for the different DVC properties. there is also a link to resale contracts in the top right-hand corner of the screen (these are not eligible to trade for cruises or disney hotels like the GF, but those trade values tend to be pretty poor anyway.)

remember that DVC is a lodging-only program, so you would still pay extra for tickets, dining, trinkets and so on...
