The renter thing...again

I just went over to ebay and did some looking.

Anyone who rents out pts below 12 bucks should be beaten, and have their points ROFR by Disney at 60 bucks a point.

B3 your lack of subtlety is really refreshing around here!! :lmao:

I am going over to the rent board right now, I JUST bought BWV points I havent even gone through closing and I'm going to post them for rent - all 200 points only $25.00 Each . They probably wont rent but when people see my price they might think $11-12 a point is a bargain, who knows ;)

Do it Boston!! I dare ya, in fact I TRIPLE DOG DARE YA!! :teeth:

I have to say that I agree with the basic feeling of the OP that there are some rude people out there who think they are doing you a favor to rent your points from you, so you are treated as hired help, and they don't treat their hired help well. A simple courtesy email saying "no thanks" isn't too much to ask. pirate:

I have always wondered about these people on ebay! The first time I stayed at DVC, I rented from someone on ebay. She was offering a week at OKW for a fair price and I bought it. I also added to our stay and stayed at BWV with her help. This was someone that was not going to use her points last year and she was very helpful.
But, what I don't get is these same people that are on ebay all the time offering 5 nt. stays and some with already made reservations! :confused3 Are these people doing this for a business? :confused3

I agree it's rude not to respond. But I don't mind anyone who wants to rent telling me what they will pay. I do mind them telling me the price I should rent for. Realize that many people who try to argue for a lower price per point for renting are in one of two groups, especially if they're really arguing for below the $10 pp range. Either they don't intend to rent and they don't want renting to be feasible for others OR they are trolling for a lower price either now or down the line.

Are these people doing this for a business

Yes they are.

It's easy.........

#1 Rip off Dis board posters who OWN DVC by renting their pts at 10 bucks each

#2 sell 5 day Sun-Thur vacation package on ebay at 17 per point, which BTW still saves the buyer money

#3 laugh as you deposit the profit

#4 repeat the previous steps

When I first put my pts. up for rent, I received several responses. This was really an eye opener! They wrote me what days they wanted and I spent quite a bit of time w/MS only to not get a response from them and having to call back and cancel. I even got a response, "I'm willing to pay you $8/pt.!"
How could I pass up that generous offer?! :lmao: But I did! :lmao:
I did eventually get a couple of nice renters and I have been paid, but what a learning experience!!
It takes all kinds! Oh well, that's what makes the world go round! :teeth:

don't ask 25 that is foolish.

Ask 16 and settle for 13-12.

the buyer will be able to "haggle" with you, and still get good value, and you will make aprox .50 cents per point, which is nice.

those pennies do add up.........

there is someone now wanting 122 points at OKW for $8 a point.... :goodvibes :rolleyes1

Sounds like they want the "MAGIC THEIR WAY" Package! I think that number is 407-WDW-STAY! :rotfl2:

Oh wait, you said $8 ppt, that number is 1-800-LA QUINTA :goodvibes

I just went through renting out 450 points and most people do not get back to you! It's very frustrating! Why ask someone for certain dates and when they get back to you that it's available, why no response? I'd say 2/3 of people don't get back to you. One renter booked with me and another DVC'r, canceled both and is back on the rent/trade board asking for the same points and dates? I don't get some people. I spent so much time on the phone with MS, a simple "I was just checking" or "we changed our minds" or just plain ole "no" would have been fine!! Hopefully, this will be the only time I have to rent points!

ZallichnE

That sucks.

Might I suggest in the furture offering the points to DVC members via
a transfer. IMO if members are willing to let pts go for 10 bucks a crack, members should get 1st shot at points being let go at the LOW of a price.

Bingo...such a response would have likely not spawned this thread. ;)

On an up note, starting this thread did get me a PM from somebody who was interested in renting a few points, and all's well so far. :thumbsup2 We've got a reservation made and everything. Oddly enough, I'll be at BWV the same time they are...and they're celebrating their 25th wedding anniversary. It's actually FUN to help people like this.

There are a lot of "good" renters out there, but of course what you hear about the most are the "not so great" renters or would be renters.

I've posted to rent both my BWC and BCV points several times.....when we've had extraordinary expenses and I've been comfortable that we have points we won't personally be using. Most times I wanted a couple of quick transactions (just get it over - I hate the transactions that last for days) so I was willing to let them go for $10, but I look for 100% payment when the reservation is confirmed. I've really been surprised by the pushback I get from some would be renters. I had one tell me that I should be more flexible (as in not paying me till 10 days from check-in) because they were "paying for the points" as in doing me a favor.

I think it's the other way around....... hello....they're getting a bigger, nicer room at a resort where the cash rate is sometimes as much as double what they are paying. If I make a confirmed reservation in the renter's name I expect to be paid in full. It's a business transaction. Those are my terms. If they don't like them.....they can find someone else to rent from. And sometimes they do and I respond to the next request. Simple as that.

Now that I stumbled upon this thread I'll think harder about what rate I let them go for in the future. Thanks for all the good thoughts.

Boy oh boy, are you confused. I thought you couldn't top the messages on the SSR thread, where you continue to believe that Disney hypes the older resorts to SSR buyers, which is completely untrue.

Let's tackle this little beauty. (I'll ignore the "beat anyone who rents at $10 point" since that's still at least a $4/point profit for the DVC owner, sorry that it's not enough for you, I guess I deserve a beating for renting at $10. Wah wah wah.)

You are complaining about people reselling. Yet you are also complaining when people rent instead of transfer.

Anyone renting these rooms on eBay is going to already be a DVC member, so any extra points they have are going to be transfers, not rentals. It's more likely that they actually just own a lot of points. (How idiotic would you have to be to rent points from existing DVC members for $10 when you can own them for $5-6?) I agree that I think it's a little "against the spirit of DVC" to own points merely to rent or resell them, but the impression I get is that your real problem is with non-DVC owners being allowed to stay at DVC resorts, and when they do, that they're not being soaked for the most possible in order to benefit DVC owners. (It's probably fair to guess that you'd feel great renting points for $17/pt here like on ebay.)

But I'm going off on a tangent. I would argue that there's little reason to complain about points being transferred or rented for $10. Especially if people are still having success renting at $11/pt. Why be upset because a renter got a better deal if it doesn't affect you? Because you can't yet reliably charge $12, $13, or higher? If this is such an issue, then sell your contract and buy a smaller one so you won't need to worry about extra points so much!

For DVC being an investment in family and vacation, there sure is a lot of concern about how best to squeeze money out of it!

I blame genetics

I thought you couldn't top the messages on the SSR thread,

lol those were pretty good

where you continue to believe that Disney hypes the older resorts to SSR buyers, which is completely untrue.

When i bought BWV they never mentioned SSR once

Let's tackle this little beauty.

Ok, good luck. Remember square your shoulders and drive thru with the legs

(I'll ignore the "beat anyone who rents at $10 point"

Then why did you mention it?

since that's still at least a $4/point profit for the DVC owner,

ummmmmmmmmmmm you are wrong there, but that hasn't stopped you so far, so carry on

sorry

I would be too

that it's not enough for you,

can you ever really have enough money?

I guess

try NOT "guessing", next time

I deserve a beating for renting at $10.

ok

Wah wah wah.)

sounds like an all girls, band

You are complaining about people reselling.

I am?

Yet you are also complaining when people rent instead of transfer.

no, that would also be wrong.

Anyone renting these rooms on eBay is going to already be a DVC member,

AHOY CAPTAIN OBVIOUS!

so any extra points they have are going to be transfers,

ok

It's more likely that they actually just own a lot of points.

make up your mind, are they points they owned, or transfered pts.

(How idiotic would you have to be to rent points from existing DVC members for $10 when you can own them for $5-6?)

How many will you rent/transfer me for 6 bucks?

I agree that I think it's a little "against the spirit of DVC" to own points merely to rent or resell them,

Ok

but the impression I get is that your real problem is with non-DVC owners being allowed to stay at DVC resorts,

your impression is wrong. I love when non dvc folks stay at dvc resorts. after people pay 350 bucks a nite for a bw 1 bedroom, they see the value in renting from me, for 275 @ night.

and when they do, that they're not being soaked for the most

how is suggesting they pay 75% of what Disney charges for a room vs 50% (cost at 10 bucks per point), a soaking? Once again your logic is flawed.

(It's probably fair to guess that you'd feel great renting points for $17/pt here like on ebay.)

sure, wanna rent some?

But I'm going off on a tangent.

Going? ummmmmmmmm

I would argue

imagine that.

that there's little reason to complain about points being transferred or rented for $10.

well other then the fact you have lost aprox a buck 50 per point, you are right.

Especially if people are still having success renting at $11/pt.

I thought we were talking about 10 a pt?

Why be upset because a renter got a better deal

Who is upset?

if it doesn't affect you?

It does if i ever need/want to rent in the future

Because you can't yet reliably charge $12, $13, or higher?

yes getting fair mkt would be nice

If this is such an issue, then sell your contract

why?

and buy a smaller one so you won't need to worry about extra points so much!

you have a small one, i can buy?

For DVC being an investment in family and vacation, there sure is a lot of concern about how best to squeeze money out of it!

I agree, your manifesto is disturbing at best

This is all getting pretty silly, and will probably get mercifully locked soon.
