The large number of new Aulani resale contracts??

@Brian Noble Since you seem to be knowledgeable about other time share systems, is there chatter in any of the tugbbs forums about potential large increases coming to owner dues for Hawaii properties?
Annual dues for 2025 are just starting to get posted so there's not a lot of data yet. Hilton seems to have come out the gate earliest, and there's no clear trend as regards Hawaii. Their Big Island locations ranged from just under 4% increase (for the newer Ocean Tower conversion) to over 9% for the older Kings' Land development. On Oahu I only see reporting for one of their large tower resorts at Hilton Hawaiian village which showed a 5.29% increase over 2024. In short, only the Kings' Land looks a bit concerning...but if I'm honest, it's still a very reasonable maintenance fee compared to many other HI based timeshares (a 2-bed week is $2321.00 for 2025). Nothing to me seems to be flagged as something specifically concerning for Hawaii (from the posts I've seen).

A couple of thoughts on the above theories:

1) They gotta start somewhere....maybe they've chosen to start with AUL for some reason (I notice most of the contracts are well stripped - perhaps they're working on stripping everything else they need to unload next);

2) If there was some action by DVC, perhaps it was on an account (or accounts) that just happened to hold their AUL portfolio (leaving other accounts "safe")?

Yeah in the absolute there’s still not like a huge number of Aulani contracts for sale. The weird thing is that it went from a paucity to a slightly above average number in like a weeks time.

Does the DVCforLess specify subsidized listings? Maybe I'm missing something, but I like to use another aggregator site that does.
I believe they pull whatever tag the brokers use, and some of them are not good keeping those updated or don’t have any at all. Sometimes they don’t even add a comment.

There are some that do. Just keep searching. My favorite is https://**********/listing but I believe its blocked by the filter so I cannot lead you to it unfortunately.

They do not. They only broker it ever shows for sometimes is the board sponsor.
 
People in Hawaii are ticked off about short term rentals, and timeshares may get dragged in with them if the laws are clumsily written.
To be frank and to point out what most people think yet won’t say out loud, what aren’t “people in Hawaii” ticked off about?

Assuming what's been filtered out is the same one I usually use-- yes that's my favorite site as well. But everyone keeps talking about DVCforLess and I don't like it as much.

Pretty sure this one was out of date for a long time right? I think that’s why people started using different sites

Tried another in the test thread that I always forget about. It’s blocked.

I'm not going to post the link-- but I think you're thinking of another aggregator site. The one I use is most definitely up to date and gives the ages (as of the time of this writing there are four new listings 4h ago)

Oh okay it is different then. I’m pretty sure it was https://dvcsearch.com/dvc-resale-listings/ that was recommended back on older posts before I got into DVC then it started not being up to date.
 
I had never compared the amount of listings broker by broker since the aggregator I normally use didn't add them up, and I didn't want to take time to go to each site.

Just found it listed by broker. I knew there was more with one, but I didnt realize how many more than all the others. Below is the amount of Aulani listed by each broker.

Who knows, maybe it isn’t Hawaii specific but is just a good time for these broker/renter agencies to unload their stripped contracts just as dues are coming up, so they can buy up loaded contracts and refresh their inventory. Buy loaded, strip bare, sell.

I wasn’t around in previous years, has something of this magnitude happened just before dues any other years?

Agreed - there is no way this isn't a significant aberration. dvcresalemarket.com (which has been the leading broker by number of listings for years now...usually by some margin) has only 34 AUL while another broker has over double that, all posted within the last 2 weeks. Again, SSR also looks off trend with another broker matching the number of SSR listings as dvcreslaemarket.com (despite having half the total number of listings, and that's including all these AUL contracts that are new).
