Tell me again why you should do resale before direct purchase...

Every board and Disney DVC all agreed that you should buy your resale contract first and then buy direct. But it seems to me the more restrictive one is Direct. There are plenty of resale contracts for just about every use year. But I have been on a direct buy waiting list close to 2 months without any update. Seems I should have done it the other way around.
 
It is far easier to match your UY buying resale first then direct. If you buy resale first, you have many more contracts to consider. Once you have a UY, it is far easier to have all your contracts on same UY.

It's the 'grass is greener' effect. Had you bought direct and locked into a specific UY, you would be lamenting not getting resale first, as finding that 'just-right' resale contract only appears after you've entered into contract on a 'sub-just-right' contract.

If you are not currently in your 2018 UY (August, Sept, Oct, Dec), your points will likely become available after you enter your 2018 UY. Outside of VGC, you'll eventually get your direct points if your guide has been willing to put you on a waitlist.
 
Keep calling your guide. Squeaky wheel gets the oil. I don't have faith in there being a "fair" waitlist


Most people recommend resale 1st assuming you are somewhat flexible on UY (ex: Aug/Sep/Oct all being options) so that you have more luck finding the right contract.

Direct may have a waitlist, but you are going to pay the same no matter what, so you can more easily hold out for your UY to become available.

It's easier to complete your contract direct IMO. You can "top off" your points exactly as needed / wanted.

I bought direct and have only once seen a resale contract meeting my needs (UY and # of pts) come available at a price that would actually be more than slightly less than direct in 9 months time. There have been weeks where I've been busy and unable to stalk but I pretty consistently look, have alerts, get the emails, etc. So, results may vary.
 

Points taken. Just seems like there is so much available on resale and nothing in direct (at least according to the DVC rep i have been dealing with). I will go back to waiting. Thanks.
 
My advice in general is to buy the bulk of your contract on the resale market, then add on directly if you need additional points and can’t wait for resale.

I know this won't be a well liked post, but it kind of drives me nuts that contracts are passing ROFR when there are members that have been on waitlists for 2+ months.
It is an easy sale, they should be taking MORE back.

They have a budget to deal with. Each ROFR has to make them X amount of money or they aren't interested. Once CCV gets closer to selling out they will adjust their budget to allow additional ROFR to keep their people employed.

It depends in part what you want. In general terms it's best to buy resale first but some items might be the other way and some you might consider both and take the first one that comes along that fits. It just depends on how difficult the item is one wants to get. As a rule I'd say buy the difficult one first resale then the easier one retail. Or likely better, buy more resale and have patients on the retail, you might decide you really don't need/want it after all.

There are costs in the transaction of buying back and reselling to Disney - so it needs to cover those costs - and then turn some sort of slight profit for Disney to want to ROFR...it isn't a service they are offering to members or potential members - ROFR is about Disney's bottom line.

(And those internal costs are like hospital costs - they are always a LOT higher than they "should" be because they carry a lot of overhead.)
 
At the prices today I would never buy Direct again. Glad I bought in 2002

Their break even should be getting it at roughly half what they can sell it for with a quick turn around, less if they think they'll have to keep it for any length of time.
 
I just bought 160 pts through resale and in the next couple of years plan to buy 75 more direct to get the deals offered on annual passes. I
plan to use an annual pass for 2 years of trips in the winter months. Maybe Jan and Dec of the same year.
 
the main reason is money. While you lose a few perks buying resale (and nobody knows how long they will last), the difference in cost between resale and direct is huge. you also can purchase at resorts through resale that direct makes very difficult to purchase if at all.
 
I think it depends on your situation. We bought direct first because we were staying at CCV on a DVC promotional offer where we got reduced rates for a 1BR villa and passes to TOTWL and the Epcot lounge conditional on us not being existing members. We were already seriously considering buying CCV when we got the offer, so it seemed perfect to give us the chance to stay there before committing to our purchase. Plus, we already had our next trip planned for within 5 months of our purchase, and buying direct as new members meant we got to take advantage of the Welcome Home booking to get an otherwise unavailable room. We were able to acquire the rest of the contracts we own via resale over the next few months in the same UY, so it all worked out great. If you're not targeting the latest resort they're selling for a direct purchase though, it's likely better to go resale first.
