I was thinking that or to counter with an offer of $61.. two can play at this game. :rolleyes:

There are a ton of contracts out there. You know how it goes the seller thinks their contact is worth $1,000,000 and the buyer thinks it is worth $1. Finding that common ground is how to get something done, but I think we are too far apart on this one. There are a ton of contracts out there.. I just need to find one with a motivated seller.
 
So we placed an offer on a property yesterday that was listed at $73. We offered $60. I just got an email that the seller countered at $72. Is it worth countering that again? I feel $65 is the highest I'll go on this property but with the seller only coming down $1 I don't feel they are going to go much further than that. Is this a waste of my time? Just wondering before I return the email….

For what it's worth, your post indicates they may still have their 2013 points. Since you are almost in 2014, it would be like getting an extra year's worth of points. You would get to bank those over right away. That would make the contract worth a bit more.

They do have their 2013 points but if this contract doesn't sell soon and they don't bank they will be lost. I factored my price being able to have access to those points. I've been watching those SSR selling prices and $60 is a common selling number with loaded contracts.

I still haven't responded yet. I'm gonna sit on this for another day and then decide if I will counter again.

I didn't know the other loaded contracts were going for $60. You have to find the right contract #points and cost that makes sense for your family. Good luck.

I countered their counter with $65 and also stated that is my last offer… I also put a $59 offer in for a 200point SSR contract that is listed at $66 but there are no points coming till 2015. Let the waiting continue…. :bored:

The 2014 Dues have been posted to DVCMember.com. They are due by 1/15/2014.

Have you got your bill yet? In past years, they would be due Jan 15, but the bill said past due if not paid by Feb date.

So let me get this straight, no matter your use year, your dues are due Jan.1 for that calendar year? Are you required to pay your dues all at once or can you pay monthly/quarterly? :confused3
 
I have some exciting news to share, I saw a 250 SSR property with Fidelity yesterday listed at $64. Dec UY 51 2013 points and 250 2014 points. We put an offer in at $60 with seller paying the 2014 dues. The seller countered with $60 and not paying the 2014 dues. Guess what? We accepted their counter offer!!! The paperwork has been started and hopefully we will be owners in a few months& just in time to borrow some of those 2014 points for our trip in September 2014!

I really appreciate all your guys knowledge and help. It has made my life easier and has helped me explain numerous questions to Melody. :thumbsup2

I'm sure I have more questions about banking, UY, and whatnot in the future.

So much for Melody and I not buying anything for each other for Christmas. :lmao::lmao:

Dues are always due in January (or February grace period). But, you can elect to have MS take them out monthly. It used to be bank draft only, but that might have changed. I pay dues once a year with Disney Visa. You can also use Disney Visa Rewards to pay dues, but that isn't much fun.

No need to be scared. You just pre-bought 42 years of Disney vacations for $380 per year (minus dues). That's pretty good. Plus, with a family of five, you'll need that extra space.

And, as you just found out, you can sell it if necessary.

The extra space is the key. We are really looking forward to that.

Old Key West opened in 1991 and sold for $50 per point. 24 years later, and with 30 years left on th original contract, it is being offered around $75 on the resale market. The ROFR, new DVC construction, and contract ending date have kept the point values high. Now, if you want to discuss inflation in that time period, then I am not the guy to be asking.

OKW did an extension option to its original owners a few years ago to extend their contracts to 2057. The owners had an optional purchase cost and had to do some paperwork. According to the DisBoards that I read, most did not consider it successful. However, the % of DisBoards people compared to actual DVC owners is far less.

I look for Disney to continue to be successful in the future.

You can will it from what I've read, although that's for a probate attorney. The other alternative is to title your deed to them, which would be the fee you're going thru now, minus sales commission. Somewhere, someone posted a do it a yourself.
