Most of the time is spent converting the table to a pic that I upload and link to. I'm sure there's an easier way to post a table in the board language (HTML, VBulliten) but I just know enough to be dangerous.

It's fun to see the data.

However, I'd resist the temptation to draw any conclusions.

Keep in mind that (as wonderful as they may be), TSS is NOT the only resale broker for DVC resales. They may be a big player or a small player. Only Disney has the complete picture.

When I was researching a price for my 230 point OKW sale, I did what Salmoneous suggested and weeded out all those under the 150 points.

The board codes are pretty restrictive and there is no more HTML allowed here due to security concerns.

I assume that you're using Excel.

You can also probably select and copy the pivot table, open up a new Excel spreadsheet, the "Paste Special" and select "values" from the radio buttons. That will paste just the numbers and not the computations behind them. Gussy it up so it looks nice. Then you can save that spreadsheet to an HTML file. I did this for my Dues History analysis:

We don't and I remember that was discussed in a previous forum.

This is just a listing of the offering price. The key number, which we don't have access too, is the price which generates an offer. Then either it's gobbled up by Disney, or the sale to the original buyer is completed.

Happy belated New Year everyone!

Here's the latest summary of resales pulled from the Timeshare Store listing as of this afternoon. Salmoneous I did not add the big contract/small contract as there were only 8 of 250 contracts with less than 100 points.

Awesome data - really great of you to put it together.

Embarrased to even make a suggestion since it is so great of you to put this together at all but it would be interesting to know for each column how long the time frame is (i.e., how many weeks are inlcuded). Otherwise difficult to tell if changes in # of resales is just driven by the length of time as opposed to a true increase/decrease in resale activity.

Looking over the numbers you have posted it sure looks like there are a lot more resales coming available. Am I wrong in that assessment? Just looking at a few resale sites, I see more for sale than ever (then again, I've only been looking at them for a year or so).

If the trend for resales is up, won't that drive prices down? I see a couple SSR offerings are now at $80, which happens to be a place I'm looking for.

Now throw in the Right Of First Refusal that Disney has and it might get interesting if more people want to sell and Disney doesn't want to buyback the shares. We might be getting to a point where there's an opportunity to buy? Natural market movers (supply and demand) will dictate a drop in prices if too many come up for resale, however there's that little ROFR.

Nice chart! Well pp point looks like it has remained relatively flat over the past 5 yrs. Sales per resort interestingly look like they reflect the state of the economy at those times. Nothing new here in these figures...would expect these results.
 
I find the decline in the number of BCV contracts to be interesting. The lower number of contracts is more what we're used to seeing. I guess for awhile there the owners were taking profits! We're late comers to BCV ownership, but happy ones.:goodvibes

Very interesting. I wonder how/if resale prices will be affected by the addition of DVC units at the Contemporary.
 
I think there are 3 factors at play here..... first its the cash rate for renting a room at one of the DVC resorts.... that IMO is what sets the base price......

Then it moves up or down from that base price based on supply and demand.
 
I think it's interesting that price/point is relatively flat from 05 to today for most resorts but at the BCV it's up almost 10 percent.
 
BCV contracts sell fast! Just sold one recently - a stripped contract - in a week!
