stressed over selling house

Good luck, OP. We have our house on the market right now and had the entire interior of the house painted in neutral tones. I would highly recommend Sherwin Williams antique white (we got it in a one coat format that looks GREAT).
 
Well, we took the decorative stickers down.

I took brighter pictures of the rooms to give the Realtor. I also told him it was suggested by others to have the flower pictures too.

We are looking at paint colors that are neutral. Any suggestions for the girls' room color?

As for febreeze I have been going through a refill bottle every week. I spray the whole house down every morning and before every showing. I also have air fresheners in the bedrooms where the dogs tend to sleep.

All the rugs have been steam cleaned this past weekend and I use a home steam cleaner often.

That's great! As a PP stated, stick to tans and dark whites. I wouldn't go completely white as it tends to get dirty - especially with children. Great touch with the room fresheners. Keep the windows open as much as possible. Great idea with the carpet cleaning as well. Again, just remember the realtor works for you. Sounds like you are doing everything right. Just curious, did your realtor show you the comparables used in determining the selling price?
 

Well I repainted my ds' room in a light tan with white trim and doors. He hates it, but I told him it is not for ever.

Still looking at colors for the girls' room.

Replaced the floor in hall bathroom to something easier to clean. It really changed the whole look and feel of that bathroom. It is a neutral floor so that is good.

Today I had 2 ladies come ask for cuttings of the biggest rose bush out front. They said from the street they didn't even know what the bush was, because they never saw one so big and full of blooms.

I was also asked if we would be willing to rent the house, but we just want to sell.

Now you have GOT to get your realtor to put pics of the updated rooms on there. And they really should take down the master BR pic and the girls room pic until you get some better ones. First impressions are everything! Over a week later your agent should have made those changes by now!!

agree and is the realtor saying why the lower end of the prices ? Is this a strategy for maybe a bidding war or does he/she think with the economy its all you could get ? I ask because it seems like such a shame, especially with the property.....just call me curious
 
just as a suggestion-see if you can find an alternative to fabreeze. there are many people who cannot tolerate the smell (i'm one-it triggers a headache).

i can't tell you how many homes dh and i walked into and never got past the entry of home we were looking at buying because they smelled so sickly sweet from fabreeze or yankee candles (it's a similar mental thing to what happens with non smokers entering a home that has been smoked in-no matter how nice the place looks, how freshly painted/newly cleaned the carpets-you just think "i'll never be able to get this smell out of this house").

i'm also one of those who smells something like this and immediatly wonders-what smell is the seller trying to cover up.

Basically it is because of the economy I think. We also have a lot of new construction going up not far from here, but those houses have no yard.
