stressed over selling house

We are trying to sell our house so we can move closer to my mil.

My mil is having health issues and needs me closer to help her. She has experienced 3 strokes now.

Please give prayers or positive thoughts.

The house is in the county with almost 1.5 acres.

We are selling right not too. My DH's job relocated and we are trying to get rid of our house here.

We've had 2 offers. The 1st fell through when the guy couldn't get financing. It was a second home for him and in the end the bank wouldn't give him the money. The 2nd people just pulled out because my agent "offended" them over something that was standard real estate procedure. Their agent tried to clam them down but she's a bit nutty too so the whole thing fell apart Friday.

We've had no showings this weekend. :o(

April 30 is approaching and we are back to where we were in January. I'm sick over the whole thing.
 
just as a suggestion from someone else who lives on "property".

if you have any kind of maintainance equipment that you won't need and could use it to sweeten the deal for a prospective buyer it might make you stand out from any competition.

those of us with more than a traditional sized "yard" know that to keep it looking nice and just do basic upkeep takes a bit more than a push or even a standard gas mower, along with a rake and shovel. if you've got some of the kind of stuff we've collected along the way (small riding mower, dr for doing the brush and weeds, snow blower-if you live in an area with snow...) it could be well worth it to consider bundling this in to a purchase price if you won't need it anymore.

you might also want to do your homework on how much less you pay for certain things vs. non propertied alternatives in your area. i know for us having well water saves big vs. what the town folks pay. septic and flow fields still average out at a lower cost than sewerage fees in town. we also manage to pay lower heating costs b/c the insulation is good and we have a fireplace to supplement.

your listing looks good-but one thing i'de suggest is if your "crawlspace" is like mine and is only called one by virtue of having that legal designation (mine is a bit over 6' high, has a cement slab for about 25% of it, is accessable by a door and has an interior light so there's no crawling involved:rotfl:) and can be used as a great storage area-let people know (think of how much they would have to pay for a comparbly sized storage locker:scared1:).

Another one who is trying to sell theirs. Lets hope it goes quickly and smoothly for all of us. We live in Dupage County and we are starting to get eaten up alive with every day bills and a bunch of medical bills. Need a fresh new start closer to family. If all goes well we will be moving to southern Illinois. :thumbsup2

I wish the Realtor would use some of the pics of my flowers. If I get a chance later maybe I will post a few so at least you guys can see them.
 
If you have beautiful flowers don't ask..TELL your realtor to switch it out for one of the other photos.

I have 2 pieces of advice; depersonalize your dd's room (remove the stickers at least, repaint to a neutral if possible) and also take a new pic of your master BR with the curtains wide open and it looking alot brighter. It seems very dark in there.

And if you need to sell quickly, be brutally honest with yourself about the price. If your agent think it should be less, and you've got it listed higher you're asking for a long time on the market.

Yesterdays showing was hard. I had a graduation committee meeting to attend with my ds while my dh had to take younger dd to dance class.

After my meeting ds and I had to run home to make sure the house was ready. Ds and I needed to get the dogs and older dd.

The dogs were not easy to deal with. Our oldest dog was having trouble with his hips so walking at the park was out. We ended up spending a couple of hours just sitting on a bench at the park. The younger dogs did not like just sitting.
 
Realtor here. Definitely tell your realtor to take new pictures. Be sure to include the pics of your beautiful flowers. Remember, you are paying the realtor. As a PP stated, the pics do seem dark and may actually turn people off from even seeing it. In this day of the internet, a lot of people do their own searches and if they don't like the pics they won't request to see it. Also, if you can, please take the PP advice of changing the girls room. Believe it or not, if someone doesn't have kids or has boys they may actually be turned off by this. A lot of people can't see past the cosmetic stuff. Definitely take down the stickers and repaint a neutral color. If your budget allows, changing the ceiling fan and any old light fixtures would be great. A fresh coat of paint does wonders. Depersonalize your space as much as possible to people can imagine ther own belongings in there. If there is extra furniture in any of the rooms, look into storing it somewhere or selling if you can. Beautiful home, prayers sent your way for your MIL and the sale of your home, I agree with pp s suggestion re-flowers/pics and any "extras" you can sweeten the deal with and you say you have dogs...we have 8 here...so don't forget to get rid of any doggie smell...we all have them & a non-pet person will pick up on it immediately, I am the Queen of Febreeze !
 
Well, we took the decorative stickers down.

I took brighter pictures of the rooms to give the Realtor. I also told him it was suggested by others to have the flower pictures too.

We are looking at paint colors that are neutral. Any suggestions for the girls' room color?

As for febreeze I have been going through a refill bottle every week. I spray the whole house down every morning and before every showing. I also have air fresheners in the bedrooms where the dogs tend to sleep.

All the rugs have been steam cleaned this past weekend and I use a home steam cleaner often.
