SSR sales status

DVD has recorded the necessary documents with the Orange Co Comptroller to begin selling the first two floors of the second Carousel building (14th building overall), so the 1st Carousel building (13th building overall) must be about sold out.
 
I think they are ahead of plans and this is why they are taking over floors of AK to make sure they always have something to sell.They will build the new building but I bet if they did just that they would be in trouble with sales.
 
Has anyone reported that they have stopped selling December Use Years and have begun with February yet?

I was told a month ago that there was not much Decmber inventory remaining and that they expected to begin February soon. This would suggest that time may be here already.
 

We just bought this week and our use year is still December.

I may be alone in this line of thinking but I do not believe SSR is selling that well. I expect SSR to sell into 2009.

What facts do I have? None, just a gut feeling. Why run another F&F discount if sales are going so well? To sell out SSR and move on to the next project? Perhaps but my guess is they want people to think, "buy now or wait until the next rersort is built."

Time will tell on this. Maybe Doc or others have some inside sales information we do not.

Anyone having any facts?

I was offered a choice of December or February approx 2 weeks ago.
 
Interestingly, we were not offered the choice -although we wanted Dec so it is fine with us.

Some of my speculation is based on documents recorded with the Orange Co Comptroller.
It's obvious that the first 12 buildings are basically sold out.
For instance, they sold out Congress Park in about a year, and had to start pre-selling The Springs.
They then sold out The Springs, and then the Paddocks sometime late summer or fall, and starting pre-selling Carousel.
There are lots of posts indicating people were buying into buildings not yet opened, and there's not a lot of reason to record documents to be able to sell building #14 if buildings 1-13 aren't sold out.

Also, the budget for SSR for 2007 is based on 620 units which is about 13 1/2 buildings, and which I'm guessing is their sales projection for Dec 31 2006.

Well, SSR began it's sales in August, 2003 - 9 months prior to opening. Since that time 13+ buildings have already sold , leaving only 4+ still to be sold (12 buildings are open and there are still 6 buildings left to open). At this time, more have already sold than the completed size of OKW which took 7+ years to sell. BWV took 3+ years to sell a resort less than 1/2 the size of SSR.

We can each make out own assumptions about how sales are going, but SSR has been reported to be on-track to sell out in Fall, 2007. It would seem that's a reasonable estimate based on the recent rate of sales.

Yea but dont forget it used to be Disney's best kept secret back then. :rolleyes:

I was actually told last week by someone who works for DVD that the expected sell out maybe as early as July 2007 - FYI

Exactly! DVC did used to be more of a secret.

DVC has a Marketing Dept now and sales are not really hinged on ones personal taste and opinion as much as they were with previous resorts.

DVC can discount SSR, because there are so many units/points that they are still making a hefty profit. None of the others sold out at full price either. They were all incentivized to the end. Even BCV, which I purchased in 2003 when SSR was in presales. My guide told me that BCV was selling out, and in 6 months it did.

DVC has decided that they will not have enough points in the system to keep up the momentum they have built over the last couple of years if they dont get the next DVC going. AKV is underway and they always keep a resort in the hole when they get about a year from selling out.

I dont think it is hard to believe at all. DVC has doubled in size since 2003.

Also, It took VB a long time to sell out. They never pushed VB as a hot property or get it now type of deal. They ran great specials on it but it wasnt a firesale.
 
Why the new tremendous marketing campaign? We bought this year, but when we were there in 1999, I didn't hear a peep about DVC. Did they just start to realize that marketing would help them with their profitability? I would have bought seven years ago if I had known about it.

I was originally offered Dec only. When I called back with additional questions incl some about the effect of use year chosen, I was told I could buy either Dec or Feb.
