SSR resale?

We are potentially looking to buy at SSR, however I can't see us using 150 pts and think it may be too much. Thus we're looking at SSR resales. We'll probably head down to WDW every 2-3 years for 4-5 days. We'll have 3 kids + 2 parents. I'm thinking 100-120 pts would be optimal. Resales seem to be going for $81-84 + cc. Any suggestions would be appreciated!

Smaller resales are sometimes hard to find. We thought the same as you. Then the BUG Bit. It's like an addiction. Just can't get enough.

We also started with a smaller resale contract. We will stay in studios for a while and then will add more points on when we have another child (or maybe sooner...that bug disneynutz mentioned is very contagious!!!).

It seems pretty easy to find contracts of 100-125 points. Less than 100 goes quicker. I'm assuming you've checked out the sponsor of this board's site? There are a few contracts available now. Also check through the ROFR thread on this board to see what has been passing. Generally, new purchasers need to pay a little bit of a premium to get past ROFR on smaller contracts...more toward $84-86, depending how much of a risk-taker you are!

Be sure to do your homework with resellers

What are the "other", not mentioned fees? Who pays mtc fees?, who pays closing fees? (ranging $400-1,000.), stripped contract? Will you pass ROFR? Add in "ALL" the fees to the per pt. price.

Sometimes...buying direct from Disney is comparable...and certainly instantaneous!! When your spending this much $$ an extra 40 pts. (400 bucks worst scenerio) is no big deal....especially when addonitis hits, prices rise, and you'd like to try another resort with higher pt requirements, 2 bdrm or GV, or stay longer and with 3 growing kids. Think future needs

Disney SSR is $91. PLUS 2006 pts!! Closing is: Financing=$320. ,Cash=$230.

So let's take this scenario. I'm estimating that the family won't be going to disney for 2 years since we have twins due in July.
We'll estimate going every two years initially.

DVC Direct
----------
$91 x 150pts = $13650 + ~$250 closing = $13900 which works out to $92.67/pp

Resale
------
$84/pp x 100pts = $8400 + ~$400 closing = $8800 which works out to $88/pp

I'll assume on the resale that it's not stripped, etc.
Right now I'm leaning towards the resale, due to the fact that we won't be going every year and why should I pay the higher upfront cost and higher yearly MFs?

Thoughts appreciated.

It seems to me that more DVC owners are buying a "few more" points than selling. It happened to us. What you don't use you can rent. We bought resale to become members, then bought through DVC with the Members discount. Buying resale you get very little paperwork. Buying through DVC you get a box of paperwork and information. Oh, and a DVC tote bag.

Let's play around with the numbers a bit and assume I can rent/trade the initial allotment of 160 pts from 2006 since we won't use them most likely. Hmmm...becomes more interesting. How likely is it that I would be able to actually do that??

$91 x 160pts = $14560 + ~$250 closing = $14810 which works out to $92.56/pp

After trade/rent of 160 pts for $1600 =

$13210 / 160 = $82.56/pp



Resale
------
$84/pp x 100pts = $8400 + ~$400 closing = $8800 which works out to $88/pp

I used the same logic to buy direct from Disney. Now I think I will be using all of my 150 points from 2006. (I might still rent half)

If you definitely don't want to go until 2008 then there is time to wait for the right contract. What made me buy direct was not wanting to wait and being able to pay with a CC. I used my Disney Visa and will get $130 back in Disney Dollars.

Also, my closing costs from Disney was $125 (paying cash).

100%... the folks on the DVC Rent/Trade Board don't seem to have any trouble, even at $12.00 per point.

Hey ChesapeakeTechie- The closing costs when I purchased through Disney (2 months ago) were $176 for 160 points. I am not sure if your 250 was just an estimate or if your will be higher for some reason.
The other thing - you are assuming that your resale can be gotten for $84. They just raised prices- perhaps they raised their ROFR threshhold in turn.

Saratoga Springs Resort 100pts 83.00 This is the closest thing to your contract- and it was submitted for ROFR June '06. You may be cutting it close offering $84 for 100 points. You can offer more, but then gap between the cost of resale vs. Disney Direct narrows.

The other potential problem with buying resale is what happened to us today -- we'd found the perfect (small) point package at SSR, sent our deposit and our paperwork, and the sellers backed out.

Sometimes dealing with a company (Disney) is SO much more preferable to dealing with actual human beings, LOL!

FWI, I am/was in a similar situation. We bought DVC direct--very happy we did. Bought 150 points. We will not be traveling this year or next since I am pregnant and due in August. So, what to do with the extra 150 points from 2006? Well, I did use a few for a short trip last month. The remaining points I rented. I pretty much gave them away at $10/point. Seems the going rate is $11/point. I paid $5 in maintinence fees on those points since it's pro-rated. With the points I rented, I have paid for my 2007 maintinence fees, renting less than 1/2 my total points. Not a bad deal.

I am not a mathmatician and won't get into numbers but if I was you, I would go with DVC--much less hassel than resale and ROFR. I know exactly what I am responsible for paying for--no negotiating past maintinence fees or closing costs. Oh, and for closing costs, we paid around $125 with DVC. Are you sure it's $250? That doesn't sound right. Check again. We bought in January--I would be shocked if they increased that much!

Our family size is almost the same as yours. 2 kids, 2 adults and 1 on the way. We were planning our points based on a 1br at Thanksgiving--our only time to travel. When I found out I was pregnant, I decided if I'm going to do this, I am going to plan ahead and figure a 2br. We only plan to go every other year. We'll be banking points each year--or I can rent and use this $ for my fees. I don't think I'll ever have a problem renting here on the boards or renting to friends. Plus, I also considered with a 2br, I can treat my parents and in-laws who do so much for us and this would be my way of showing "thanks".

Keep asking questions--we all have! It's the best and only way to learn the in and outs of DVC.

We too are pregnant wit our 1st. We just bought 160 last week direct from Disney. We made our decision based on everthing you read in this post. It was VERY easy to buy through DVC.

We also looked at what to do with the 2006 points we got. So we booked a 5 day trip at SSR in a 1B for April 15-20, and it cost us 135 points. We decided to book the trip over renting them out becuse we bought sight unseen. Wish us luck!

I like saving a buck just as much as the next guy, but we didn't think there was much savings for the hassle you MAY have to go through. Some resales are fine, some are not, you just never know. Disney is a sure thing!

What are the liabilities associated with renting out points to others that aren't currently in the DVC? How about trading?

We also bought a smaller resale contract (110 pts). We simply could not afford 150 pts. There is a BIG difference between 100 and 150 points. With a smaller contract we can either go every year and stay in a studio or every other year in a larger villa. So far, we are planning our second trip in less than a year. We probably could have used more points due to the previously mentioned DISNEY BUG. However, we still could not afford them. We made the right choice for our family. If, in the future, we find ourselves in a position where we can add on, we probably will. But for now, we are thrillled that we have this much.

BTW SSR is great. You will love it.

We just bought a 125 contract for SSR from TTS at $86/point with all of 2005, 2006 and 2007 points. I have been seeing smaller contracts at SSR going anywhere from 84 - 86 points. We lost our first bid to ROFR so we paid a bit higher because we wanted to be sure to make it through with all of the banked points. I bet we could've gotten it at 85, but I was so sick of the nail biting I didn't want to risk it.

TTS is great. We definitely saved money, and I'm looking forward to a 25 - 30 points AKV or CRV add on in the future. Would rather do that than have a 150 point contract at SSR right off the bat... plus the smaller contracts are easier to sell when/if the time ever comes.

The *only* negative thing about buying second hand from TTS is that it takes longer for everything from process. From bid to points credited in the DVC system was almost exactly 2 months. If you aren't in a hurry to book your vacation, it is so totally worth it to go through TTS. We just got our welcome kit in the mail from Disney yesterday - so we are treated like any other brand new Member. I would do it again in a heartbeat.

Thanks for the info. I was aware that it would take a while for the transaction to go through. Our next WDW trip will be in at least a year, so we do have the time.
