SSR Resale Prices...

I just had a look at the resale prices for SSR and was a little shocked. $65, $66, and $67 for contracts that don't look too bad. Some have the '10 points gone but others don't. I thought Disney was to hold the resale prices steady. I bought into SSR when it was first under construction and I paid more than $67 figuring I would never get a cheaper price. Has DVC gotten to the point that Disney can no longer maintain the price? Should they stop building new resorts, sell off all the inventory they own in the current resorts and buy up all the cheap contracts and stabilize the price again? I'm a fan of the latter. I don't want to sell my contracts but I also don't want DVC to go the way of other timeshares, where you can pick up a week worth of points for $300-$400 off of E-bay.
 
There has never been any guarantee that Disney would exercise ROFR. And in fact, at some point, it will have to drop ROFR as resorts get nearer and nearer the end of their contracts.

No timeshare holds full value at resale vs. buying from the developer. If that is what you thought the purpose of ROFR was, you are mistaken. ROFR allows Disney to buy back points on the resale market, if they feel they can make a somewhat reasonable return when they, in turn, sell the points again as a new contract. And if they see a demand for add-ons for particular resorts and use years.

it's not up to disney. it's a supply/demand issue.

many people are confused about ROFR. they see timeshares with higher prices being the ones using ROFR and assume that ROFR causes higher prices but that's just not the case...

(on the bright side, SSR has held up better than a lot of real estate over the last 4 years or so.)
 
Hmmm, I was told by my guide that Disney artificially kept the price at a certain level by using ROFR. They didn't want the points to become virtually worthless like other timeshares. To me it looks like they aren't doing that anymore.
