First I want to thank everyone on this board for giving so much great information about DVC! I have been 'lurking' here for months, but hadn't planeed on buying into DVC until about May or June 2004. However, now that I know that payments aren't due for SSR until then, my husband and I have decided to go ahead and buy. We both really love everything we've heard about this resort. I just want to make sure I'm getting things right: $500 down when you sign, 10% due 30 days after you sign, and payments start May 2004? Also, do any of you know if there are still December use-years available? I'll try to call a guide tonight, but I just can't wait:Pinkbounc
 
Also, I was wondering if there are any "hidden" costs I'm not thinking about? I've already figured in dues and I know there's not a closing cost. What is the $500 you pay up front? Does it come out of the down payment or is it just extra to hold your space? Thanks!
 
The $500 is part of your downpayment and is used just to start the process instead of demanding the whole 10% (or more).

It sounds like you have a grasp of the process. There are no other hidden costs- except for the inevitable add-on later ;)

I just talked to a guide last night. She did not say anything about giving $500. She said we would need to send in our whole 10% to "start the process". Right now she's just sending us the brochures for SSR. Then, she said we'd have to pay our 10% (how do you do that?--over phone with CC or mail check or either?) and then we could get the legal documents to look over and sign and then we'd be official. We're ready to send in the money and sign, but I was just wondering b/c I've heard a couple different things. I always thought they would send the legal documents and then you'd send your deposit along with the signed forms at the same time. I feel weird about sending in the whole 10% without seeing anything "legal". Now I'm just confused:confused:
 

Usually, they only require a $500 deposit to get the paperwork rolling. You can then send the remaining amount to equal 10% with your paperwork.

I've never heard of anyone having to put down the 10% before DVC would send the paperwork.

I would call your guide back, make a $500 deposit by CC(yes, you can send a check but it just takes longer) then they will send your paperwork and you can send the rest of the 10% back with it. The $500 counts toward your down payment.

If your guide isn't saying things that sound right ask to speak with someone else. They are all pretty nice but sometimes say things to one person and something different to someone else.

Thanks so much for the reply. I called back and someone else confirmed the $500 payment, etc. My guide called tonight to see if I had any questions and I brought it up and she said she thought I wanted to buy BWV and the other day she sent me all the information for BWV instead of SSR! I don't know how she got that idea b/c I never mentioned BWV, in fact I didn't think that one was available. So she explained that you would have to do the whole 10% down and then legal paperwork for BWV, but you can do the $500 at first for SSR. I think I got it all figured out now--kinda made me worried that she seemed so confused. I hope I get the right paperwork! Anyways, I should start the whole process soon and hopefully be a member at SSR:D
 
Not to confuse you even more but you wouldn't have had to put down the 10% for BWV, either. Maybe your guide is having a bad day. :D

You only have to put down $500 to get the paperwork moving and then the remainder with the paperwork. Of course, you can put down the 10% or more when you call and have the paperwork sent-that's your personal choice.

It just seems a little strange that she would say that.

Okay, I just talked to my guide again. She apologized for being so out of it yesterday. She said they had her there from 9am to 9pm and she wasn't thinking straight. So, once I confirmed 3 or 4 times that the information was right, I paid the $500 and the documents should be here monday or tuesday! I almost can't wait that long! I hope it's not too confusing to read. Do you have a lawyer go over it with you? She mentioned we'd have plenty of time to have our lawyer or accountant look over it. I'm not really good at legal-ese but I'm hoping it's simple enough that between me and my husband we can understand it. Guess we'll see. The important thing is before we know it, we'll be official DVC members hanging out at Saratoga Springs!

Congrats on buying SS! We'll be first time DVCrs, too, with our purchase of SS! We are so excited! Right now we're waiting for the brochure and point charts so we could give our deposit. CAN'T WAIT! :)
