Spring Direct Incentives 2/9-4/27

I need to do a thread about this because when you create a rental store account it only let's you put one name and thats the name they sent our tax form too and its incorrect because we file together and I didnt like that. Maybe I did something wrong.
You didnt do anything wrong, 10-99’s only go to 1 person, they dont get issued to more than 1 SSN.
 
For those rewriting their contracts to take the new incentives, did you have to sign a document allowing them to rewrite the contract and then get an entirely new contract to sign?
We just got an "authorization to rewrite or modify purchase agreement". How long did it take for you to get the new contract after that?
Yes I did have to do that and I got the new one the same day after I signed that.

I really hope what happened to me doesnt happen to you.

Although both departments are telling me my reservations are perfectly safe, quality assurance is telling me members service is responsible for this and all questions need to be directed at them and now ms is telling me that quality assurance or members admin is responsible for this 🤦‍♀️ ill continue posting in my other thread

Okay thank you. Turbotax was telling me to ask the rental store to reissue it to both of us because now it looks like im the only one responsible and thats incorrect so yeah something I didnt really want to deal with.

The next day I got an email saying they are finalizing my contract. Points are already there. So basically just waiting for closing now.

I never got the email that the old one was cancelled which makes sense because its still on my dashboard. I did get the finalizing my contract ones tho hmm

It was honestly a bit jarring to have these two emails back to back. So I went onto the site to make sure they didn't cancel the wrong thing.

They really need to work on their communication. One of a dvc members biggest fear is the reservation cancellation notification. Imagine getting 6 of them and your waitlists are still active 🤣🤣 i thought I got hacked 🤣🤣
 
Once the 2042 expires, all inventory goes back to Disney. All that needs to happen is that that Disney gives to DVD, like they did with the cabins.

They then add it into the trust as trust property.

They don’t need to sell new RTU contracts for those properties in order for them to offer for use by other DVC owners via BVTC.

Basically, those rooms, once they revert back, can immediately come back online for cash and DVC bookings if that is what they want to do.

They are not going to be faced with the resorts that somehow can’t be used.

ETA: What I mean by a fee is that at 7 months current DVC owners would be allowed to access those resorts as an exchange, and BVTC would charge a per reservation fee to access.
I’m starting to understand what you’re trying to explain:

1) Yes the points at expired DVC resorts can the just be sold by Disney as regular hotel inventory. That’s probably the biggest factor to availability going down in the short term (assuming demand is there).

2) Yes they could just roll the points into the trust and allow members of the trust to access them. But that doesn’t change the fact that the contract owners of those original resorts that just expired all just got wiped out.

3) Having a glut of points for non expiring direct owners to use isn’t the same as having a sold out membership of those points. There will be way more DVC points to go around vis a vis direct members whose contracts are still active than needed. That’s just math. That won’t really change until they sell all of those points that just flooded their system.

Yes! SAME! I saw "your contract has been cancelled" and although I knew they would need to do that for the old incentives, it was still a little heart stopping for a second. 😳 Especially when you read the email and it says "We regret to inform you that your contract has been cancelled.... We apologize for any inconvenience this may cause." For a second, it sounded bad!
 
My husband popped over to Yacht Club since our DoorDash driver ended up there rather than Beach Club. He came back to me at SAB and said "wow, that place is nice, it isnt DVC?" This is after Beach Club didnt wow him at all.
Vibes-wise, YC is the adult table at Thanksgiving.
I always kind of assumed BC and YC were almost identical resorts. Interesting to hear that they are different.
Guess I should at least check it out. I think I barely stepped foot on YC property when I was checking out BC. It sounds stuffy. lol

I would love to see a resort with direct access into MK added to DVC so perhaps overly optimistic lol.

It makes sense from a traffic perspective to handle the local growth over the last decade.

I wonder though, this is only the best route for MK coming from the north. Seems WDW is always moving routes around to more precisely control where and how it flows. Would they go through this much effort just for the increase of north locals going to one park? This isn’t really the best route for the other 3 parks for the majority of them.

My overly optimistic side thinks it would’ve been impossible to add another resort without it, while they could’ve done something less severe to handle increased local traffic coming from the north to MK.
Oh I absolutely agree that this was routed not the cheapest / shortest way but in a way to best preserve the future money earning potential of the land on the MK side of Floridian Way.

We already got that impression five years ago, and it always could have been future-proofing without concrete plans. But with Villains Land being officially announced, it feels inevitable that there will be a resort (with DVC?) added next to it.

I agree completely.

I'm still not convinced another hotel or DVC resort is the best use for this land. Would there be enough guests who'd be willing to spend even more than for the existing monorail resorts, just because it's really, really close to a theme park? If they build another resort there, they could never use the land for a further Magic Kingdom expansion (for at least 50 years, if it's DVC).

Just to clarify…there are no more points from the original contracts…or those resorts….but there will still be inventory.

Disney/DVD will have to decide what to do with all that inventory

They can just keep it as cash inventory, close it and renovate to resell as new DVC resorts, or do something in between.

The trust model allows them the potential for something in beteeen.

Meaning, they don’t have to have it completely ready to be a new resort to sell before it can accessed in some way.

Yes, the ultimate goal would be to create it as new and begin to sell it…but this model would allow them to start with one, but still earn from use of the other ones.

ETA: And, finding a way to temporarily keep it as part of DVC, while charging a fee for the trade, might allow for it to remain booked over relying just on the cash side to cover the costs.

ETA2: But I am getting us off topic from incentives so we can move back to that!!!

I received the rewrite of my contract last night and it looked off to me, but I'm not a number nerd like my husband is so I wanted to run it by him. We looked at the contract and discovered they accidentally would be charging us twice for closing costs.

We called and there was not a mistake, just weird accounting on how they attributed the closing costs due to that we already made a deposit. It's all good and the customer service was excellent.

Also, I noticed on page 17 is a page for "principal contact" which I hadn't paid attention to before. It has my husband listed but he doesn't do anything with DVC except to show up for the vacation, so we will be having that switched to my name. Apparently it's a $25 cost to change that later.

That principal contact is apparently nothing special according to the customer service, however it does appear to generate where they send the DVC magazine and dues statement. If we want to change it, we have to do so for our first contract because apparently that one was set up with my husband as the principal contact and primary purchaser. It's a separate process and can't be handled within this contract.

This made me smile - so many of us on here relate!! This magic just doesn’t “happen”!

The supervisor i spoke to today asked me for my feedback regarding the process and I can tell she was taking notes and i told her they need to inform people of what is going on before they do things. It is very scary to receive cancellation emails of any kind that you weren't expecting esp bcuz quality assurance works after hours and may not be available to speak to. She agreed with me completely and hopefully they reconsider the way they process changes

They had subtracted the closing costs from our first deposit, but then also added the closing costs again from our amount due. We haven't signed the new contract yet, so will be calling to get that fixed up.
