We are very close to purchasing. And I thank everyone on here that has given me some suggestions and helped me understand the system a little better. I was wondering though; we are planning on starting out small, like just a little over 100 pts through resale, at HH. We would use this in the summer, but I know that the WDW resorts will be in more high demand and I would like to also be able to book 11 months out when we go back to Disney. So, would it be wise to split our home resorts. I had in mind trying to get HH and then either at BCV or BWV. But, is this going to be a pain when we go to book? We probably would not be able to purchase many from the second home resort anyway (like less than 100). Do you think that IF we ever decided or needed to sell, we would have any easier time selling one of the WDW homes?
I keep thinking this, but then I think that we are going to have a really hard time getting HH in the summer if we don't make it our home. Please help!!
Also, I'm still a little confused as to what use year we should have if we would be going to HH in the summer and then on occasion going to WDW in the Winter. Thanks so much!!!!! Who all owns at two different resorts here and do you have a hard time?
 
great question and i think you 'll get alot of opinions on this...Since you live in NC 100 at HH makes sense but i would ask how likely are you to remain in NC????????????? IF not too long I would not buy any more than 100 points at HH at all...............as for WDW, this scenario is precisely where i think the extra Time at SSR is important............i'll explain..........HH is good for HH in the summer for the 11 month window alone, that is it.........after that, it is what i call a point filler........if you know you want to be at WDW going foward, i would buy at SSR and heres why.........the resale of HH will never be valued like any WDW DVC resort..........the ROFR will keep the prices up at all WDW with the exception of maybe OKW............... but OKW resales will still be more sought after than HH going forward due top location...........SSR even 20 yrs from now will offer a way better resale option than would HH or any other current DVC resort, because you will likely be able to sell it easier due to the time remaining and its central location thereby gaining more on the sell side..........why??????? it will still carry the extra yrs and it is still at WDW...............HH points to me are of limited usefulness. I use mine only for golf trips at peak times and for long summer weekends.........that is it.........the rest of the time it fills last minute trips to WDW.............or we rent them.............I think for a young family buying at SSR from DVC makes alot of sence financially longer term. Shorter term i say save money buying a resale anywhere in WDW. I think unless your going to VB or HH as a family choice, those deals have limited uses in my view. I can not believe that my initial OKW contract still can be sold now 14 yrs later for a pretty nice profit. I never bought OKW for this reason but because it has happened; I decided to buy a big resale at SSR for the exact same reasons. We will have the ROFR keeping th resale prices firm for 20 yrs. We will get 50 yrs of vacations, and when i am real old i still may have the opportunity to still sell for a profit if that is what my estate planning may call for. If not i just leave it to my kids or their kids. It is total flexibility and that is why someone who is around 25 starting out you need to think a bit. I did none of that when i bought but considering what has happened to my initial OKW contract has given me a new way to value SSR right now. Just my opinion though
 
SSR will have stronger resale profits going foward because of location and the length of the deal............just look at OKW now as opposed to 1991...........people who bought like me then have garnered 14 yrs of vacations and we can still resell and make a handsome profit That is unheard of in the timeshare market and has all to do with DVC and disney and nothing else. There is some risk that DVC could bail out of HH or VB becasue those properties can easily be resold and Disney will never relinquish any property in Orlando to another company That is equivalent to the US deciding to sell Louisiana back to the French right now...........the resale value for SSR will likely be true 15 yrs down the road at SSR but i am not so sure about any of the other shorter DVC resorts because they will have much less time left on their deals and the resale market will discount the price Now inflation can and may still keep the prices above the owners original price points but i would not bet on that............at some point the lenght of yrs left will undercut the ROFR that inflates the prices............the resale market will determine this value but DVC holds the trump card because they can make the price firm. Given your situation i would seriously consider SSR...........but if your not a bottom up type of guy buy where you and your family will want to stay................
 
Thanks so much bongo59. I think you made some excellent points and ones that I was really thinking about. I know we would use HH b/k we are not that far being in NC (and we do intend on staying here) but I just keep thinking that the resales are going to do much better with the Disney resorts. So, now I am looking into SS per your suggestion. But, would it be wise to purchase maybe 55 points ( I know a small contract I think I can get for that ) at HH just to have a few to have an 11 month window there. (I know I wouldn't be able to use but those points when booking there). And, I did love the location of the rooms that we toured at SS with the lake and DTD view and we would like that location with the boat ride over there. BUT , I also LOVED BCV and BWV location to Epcot and MGM. I have also noticed that BCV's sell as fast as they get listed.

well...........to make it less confusing i would think about this on two levels.............if you are young and want WDW resort to stay at than you need to consider this.............what matters most...........where your home resort is or do i want a WDW resort and have one that is likely to have a high resale 20 yrs from now as my family evolves..............buying 55 points at SSR will be close to impossible right now..........because resales are ususally at 150 points or greater at SSR right now because it is still being built..........if you buy at BCV or BW the valeus will remain stable i think for another 7-10 yrs but then it will change in my view..........if your buying based only upon where to stay..........buy where you want to stay regardless of price.............but if you want your cake and eat it too............SSR is the Right choice because you'll have the best of both options................just my opinion..............but at SSR you'll have to buy 150 at least...........and i would call the TTS and tell them your looking at a resale at SSR and tell them howmany points you want...........i would buy at SSR first and Add on at HH later because with time HH points will devalue faster than SSR, then when SSR goes to 105 0r 110 you could sellout and buy HH and buy an OKW resale and still achieve your goal.........infact SSR will go higher just like OKW did over the last 14 yrs...........you have alot to think over but i would buy at WDW first and hold off on HH............plus you live close to HH so you are can get there on cash fairly cheaply except in the summer............it is something you all need to think over..........ultimatley i will bet you you will own both within 5 yrs........and kicking yourself you did not buy earlier.........
 
OK...so I think we have actually made a decision; finally.
I found a BWV for 75 per point. The amount of points is over 150 which is a little more than what we planned on, but it will be good to have when we want to book a Grand Villa. We liked SS but also loved the BWV location. And when we add on I think we will go for SS. Thought it would be good though to wait for SS points to come down a little lower on resale. And at that point, may even sell the BWV. (probably not). Are most of the BWV points coming in at 75 per point. This contract would have banked points so that is nice. And it is a Dec. use year so how will that play into having to cancel an early Dec. trip at last minute in case that would ever happen? Or how does that play into booking a summer vacation. I guess what I'm asking now is what are the advantages and disadvantages in having Dec. as our use year? And that may need to be a seperate post. I hope you guys can help out. Thanks!
