Split stay including a DVC Rental- feedback requested!

It is not about crowd but timing and demand. DVC works best planned more than 7 months out. Fall is DVC high demand season, which is independent of crowds.
It does matter when from what I've read December is historically very busy on property. If we had an owner cancel on us (however unlikely) that means our options (outside of DVC) to recover would be severely limited and we would likely be spending far more than we could have potentially saved. Make sense? I am also aware of the booking windows for DVC- information on that is pretty easy to find online. The broker sites make it clear as well from the upcharge for booking out further than seven months in advance.
 
The first two weeks of December are not considered "high crowd." They are, however, the two highest DVC demand weeks of the year.

In general, if you want to book a DVC studio from late September through marathon, you either pay the home resort booking premium, or you aren't getting anything near a park. Owners need to book their home resorts in fall and have low expectations of switching at 7 months.

DVC tends to be busier in the time period between mid-Sept. to mid-Jan. due to the number of events during that period and the low number of points needed to book at that time. The first two weeks of Dec, is considered to be THE busiest time for DVC bookings. Owners book their home resort during the 11-7 month booking advantage. If they are hoping to switch to another resort inside of 7 months, they do it as soon as the 7-month window opens if they're lucky. There's a reason that some owners will pay a premium to own at a monorail or Epcot resort instead of buying SSR or OKW for less. It's because the chances of getting certain resorts and certain views are almost nil if you do not own there.

My advice would be that if you're not willing to pay the premium for "preferred" resorts during the 11-7 month window, then don't expect to stay in a studio at BCV, BWI, BLT, BRV, CCV, PVB or VGF during what is known as Fall Frenzy. You're best chances of getting any of those resorts inside the 7-month window would be May thru August, with the exception of holiday weekends.

And as @_auroraborealis_ stated, an owner canceling a rental reservation is a rare occurrence.
 
The one cancellation through a broker that have heard about was an owner who lost their DVC contracts for failure to pay either annual fees or mortgage payments. In that case David was able to find an alternative villa, but it wasn't near Epcot for F&W and he offered to refund the renter .
