Could Disney Vacation Club be eyeing an expansion at Animal Kingdom Lodge?​

Granted, I'm speculating here, but with recent sales incentives, increased buybacks, and a 2026 refurbishment on the horizon, the idea of flipping Jambo House into more DVC villas might not be as far-fetched as it seems! 🦒✨

I vaguely recall a claim that a vacation plan had to exist for at least 40 years at the time of initial sale per FL law, but I don't see that anywhere in the relevant statute. If there is such a requirement (and there might not be) then any new DVC units at AKL would have to be in a new association.

Any idea to roughly how many rooms could be converted?
Assuming they converted another floor, then it’d be the same 130 (206 max) number of villas as the current 5th floor configuration I assume. OTH, if they followed the cheap & quick flip GF BPK model of just relabeling hotel rooms to studios, then the number would be higher.
I personally don’t see this happening given the contract end date & the fact that AKV rarely has availability issues except for the value/club categories, although Jambo does fill up faster than its much larger sibling Kidani.

All purely speculative... I'd guess though to make it worthwhile they'd want to take at least half of the existing cash inventory if not the entire property?

Great point! Not sure if it changed or was removed or not. I'm not seeing anything immediately when looking at current statutes and law.
 
Current expiration date is 2057, by the time they got it converted it would be a 30 year contract 🤷‍♀️.
So let's say they offer a 30 year product and knock off 20-30% of the current direct pricing to make it more in line with the typical cost per year... Would you purchase it?

Are we assuming the dues are lower than they are now because the cost for maintaining the resort are spread out over more points?

I think resale prices would definitely jump….

Me personally? I already own enough AKV points to stay at Jambo for my typical every other year annual stay there, so no. I alternate w/ VGF & did add on there w/ BPK since I was always in borrow mode w/ my VGF stays, thus I ‘needed’ more points to book there during home resort.
 
AKV I believe is the cheapest priced deluxe resort - that tells me it could be a prime target for conversion.

I am not convinced it is necessary.

We like AKV, an expansion would not put us in one category or the other. I think they would be wise to enhance the club inventory though. Would hope it not go the studios only route.

I think this is an iconic resort with global appeal, it’s priced well for cash guests and always seems pretty full
I think it would be a prime target for conversion but you’d be looking at a CCV/BRV scenario rather than keeping existing expiry date

The increase in points/night for club level vs. what-the-room-should/would-have-been-categorized-as should cover the costs. Via dues.

But this way, the incremental cost is effectively on just the guests who stay in club level.

Hypothetically (because I don’t have my computer with me right now to look up actuals), let’s say there’s 20 club rooms and they average 10pts/night over their shoulda-been category. That’s 200pts/night, or 73,000pts/yr that are ‘excess’ points generated by club level. If dues are $10/pt, then that’s $730,000/yr in dues that go toward paying for club level access.

If club level access did not exist for those rooms, both the points chart for those rooms and the total maintenance cost would be lower by a commensurate amount and the result would be the same $/pt for dues.

This is all assuming there’s no accounting funny business, of course.
