Which is actually worst. Your now paying dues on 110 points rather than 100. Assuming you actually are buying the fixed week to use it, the purchase price would be the same in both scenarios.

1) 100 x (188 x 1.1) = 20,680
2) (100 x 1.1) x 188 = 20,680

So your effectively paying $206.80 PP for Riviera, and paying dues on 110 points, but really only getting 100 points of "value". I can see the value for some who really have to travel at the same time every year, to the exact same resort. My take on OP's post was that they were kind of treating it like a free add-on. They didn't need the fixed week, but why not take it if it's offered?

Actually the math is NEVER the same. (as you pointed out)

You are BUYING 10% more points, so while the upfront cast is the same, the annual dues are more every year. the cost of ownership is more.

In once case, the OP is talking about a studio at CCV is December, they absolutely need a fixed week in that case. They are going to have a very hard time getting any other resort at 7 months for DEC.

So I disagree with your value statement. If you want to go, in December, and stay at a studio at CCV, then just buying the number of points needed has virtually no value, because you are going to have a royally difficult time getting that room, and unless you want to start walking it a month or more out, you will in all likelyhood not get that room more often then you will.

Now, Riviera in Sept....that is PROBABLY a different story, but we will have to wait and see.

Remember, a fixed week is not really a fixed week, it is a "guaranteed reservation". If you find out you do not need that guarantee you can cancel the reservation, turn around and re-book it and keep the extra points, in which case you get the "full value" of all the points.
And you should do need that, then yes, you paid extra, but you got what you wanted - the room you want when you wanted.
 
I would think a week 48 or 49 CCV contract at 110% of points needed would be a deal, as I suspect correction of December occurs in the 2022 points charts.
Not to mention, if you are talking studio, its probably the only way to get that room in 48 or 49. At least consistently.

jerseyduke - I agree with the way you have outlined the details.

Given all of the input here today we did pull the trigger today on the fixed week CC in December. We figured December could be tough to get at CC (and likely many of the other resorts) so having that fixed date help clear one concern. It’s a date we will likely use every year 90% of the time. If we choose not to keep the December plan then we can cancel our fixed week for the year and use the points to seek another resort and timeframe.

By purchasing today we also now have 118 floating points in the bank, plus we have the 2020 fixed week date locked in (unless we decide to cancel it and use the points).

As for the other half of the equation and Riviera. We have decided to back off the fixed week Riviera in September. We are going to rethink if we want another fixed week or simply 100 more points to use and if so what home resort makes the most sense.

I bought a product (without doing my homework - i.e. educating myself about fixed weeks). It then seemed problematic about getting into the GF in December, so I used my GF contract for my September stay instead of paying cash for that stay, then bought a resale contract (no additional money for DVC) at Boulder Ridge to cover my December Stay.
I do not feel that my purchase was unsatisfactory in any way, so everything you inferred about my experience is incorrect. The only thing correct was that my first purchase was at a significant cost.
I have been virtually nothing but happy with both of my purchases.

Based on the language you used - that you bought for a "specific" reason and were "kicking yourself" for not buying a fixed week and had to buy more to "solve" the initial problem, there wasn't much to infer except that you were displeased with what you originally bought and it didn't work for you to such a degree it required buying more points at other resorts. None of the information provided would have lead anyone to believe anything else.

I never once said I blamed Disney. I was kicking MYSELF - IE blaming MYSELF for not educating MYSELF. DIsney did nothing wrong, I made bad assumptions, I placed no blame on Disney at all.

We are about to make the following DVC direct purchase. I am Looking for your help as a sounding board. Any concerns or better options I should be thinking about?

purchase 2 contracts:
— 1 fixed week riviera 120 points at $188 per point - September week
— 1 fixed week Copper Creek 118 points at $220 per point - December week

Are you buying FIXED WEEKS or do you mean Use Year when you say September and December? You can get Copper Creek via resale at $155 per point...a savings of $7670

It only works out if points are static though as well.

A standard Studio in 2nd half of September has now went from 109 to 116 in 2021.

The CCV went from 106 to 107 with likely more increases for December as we move forward.

I can see the benefit for buying FW in cheaper times as I suspect as we move forward we see more flattening of point charts and no way December stays that low next year.

Could be wrong but the benefit is you can always cancel and get your extra points. They are close to WDW so having a couple extra nights every couple years likely wouldn't be an issue.

I would by copper creek resale and switch the RIV direct purchase to the dec fixed week. You would save around $8000.

DizzyKnee - we did buy the one CC fixed week. It is a December use year and the fixed week we purchased at CC is week 49. We knew resale was less of a cost but we wanted our first purchase to be DVC direct.

Our primary decision points ended up being the following:

— We definitely wanted at least one fixed week. It’s a week we will likely always use as we have done for many years already (or we can cancel and re-use the points for a different reservation).

—We wanted our first purchase to be DVC direct so that we can take advantage of member perks.

— We like Copper Creek more than Riviera. We did like Riviera but it’s an apples to Oranges comparison on the theming and overall feel at the resort. We will definitely stay at Riviera again in the future. We now aren’t certain if we will buy dvc there. We were very close to buying both CC and Riviera until I posted here asking for feedback.
— We want more points so we are now reviewing if we will purchase another fixed week or simply purchase more points. This next purchase will very likely be resale and not DVC direct. If we just pursue points we will strive to purchase the same December use year to help keep things more manageable.

The December UY doesn’t give you the benefit for Sept trips that a different UY will - ie, the bit of free insurance against last minute cancellations. Since the CCV week will mostly be used it probably isn’t as important what UY the other purchase would be if you decide to eventually add on more. OR, a Dec fixed week doesn’t technically have to be a Dec UY although DVC would push it. It could be Sept UY, Aug or whatever made sense for your future.
