Someone please explain this to me....Room Available?

Just a quick background we are going to Disney over Dec. 21-29. We are staying in a Studio Room the entire trip.

We have ressies using points at BWV for Dec. 22-25.

For Dec. 21 and Dec. 26-28 at SSR.

So I called back to check to see if I could get BWV or VWL for just Dec. 21, OR for Dec. 26-28.

So when I called back they said there was NO AVAILABILITY AT ANY DVC RESORT FOR Dec. 21 OR Dec. 26-28 for a Studio Room.

I just decided for a laugh to go to the regular disney website to see about making regular cash ressies for Dec. 21 and for Dec. 26-28 at BWV(yes the Villas) and for VWL (yes Villas). And sure enough they list studio rooms for $529.

My question is why does DVC tell me there are no rooms available when they list them for cash purposes as being available. Shouldnt DVC members be allowed to rent those rooms BEFORE other people can pay cash for them? But even if they allow people to pay cash for the rooms, the website still lists studio rooms as being available.

Should I call DVC member services and inquire? thanks in advance

DVD kept some villas at each resort to rent out for cash. I know I read it somewhere in the mountain of paperwork that I recieved. So that is what is showing on the website.

Those rooms would not show as available to MS, since they are a separate inventory and must be booked with CRO. In order to book those rooms for cash, a DVC member would have to book through CRO and I don't think the discount would apply, either.

I think of it this way....DVD sold so many villas at each resort and kept some for themselves. The ones they kept don't show up to DVC MS.

Thanks for the reply. Does anyone know how many they keep back? Or has anyone complained enough that they ended up getting one? Just wondering if it is worth my time to complain. I guess my point is that DVC members should be allowed to use points for rooms at DVC resorts if ANY rooms are available.

DVD holds approx 4% at each resort, except for unsold inventory at SSR...as buildings are finished, but points are not yet sold, Disney rents those. Also, cash rental inventory becomes available when people use their points for venues outside of DVC, like the concierge collection, cruises, and other Disney resorts. Those DVC rooms are then made available for cash ressies, and it is extremely rare for those rooms to be reclaimed by DVC for other members, as the cash rental is what DVC uses to pay for those exchanges. In theory, rooms used for such exchanges ARE being used by members, and Disney is working as a rental agent for a room reserved by a member. It is all spelled out in your contract.

Basically, it is the flexibility of our DVC usage that makes these two inventories and why rooms may be available for cash but not points.

Also, any units unreserved by DVC members 60 days out are turned over to Cash Ressies. Sometimes these 60 turnovers can be pulled back by DVC for member usage.

These cash rentals show on the annual statements as "breakage income."

DVC controls 2-4% at each resort to make up for maintenance issues. The bulk of the villas available thru CRO come from points used by members for the non-DVC options- like stays at other WDW resorts, the Disney Cruise or the Concierge Collection. Whenever a member uses points for those options, it takes villas from the DVC inventory and places it into the CRO (cash) inventory and those rooms are no longer available for point reservations.

There is nothing unusual happening - just think of it as DVC members reserving those rooms to "pay" for the other options.

Contary to popular belief, DVC did not keep points to rent out. They may do so secondarily but this was not a primary focus. And I don't believe I've ever seen an official listing of how much they kept back, I've heard numbers between 2-4%. Most cash rooms are either undeclared/unsold inventory or given up by members for cash. Under 60 days, it's also likely to be breakage inventory.
