Sold today- Cabins at Fort Wilderness resale contract

On the sponsor's website I see that a Cabins at Fort Wilderness resale contract just was put up today and sold. I don't even think it hit the aggregator, it went so quick! Since it's sold already, I think I can mention that it was listed for $135/pt for 150 pts. Is this the first Fort Wilderness contract that hit the resale market??
 

Well, they will break even in 19 years, assuming a 3.5 % increase in dues and a 4% average room rate of 450 a night increasing 4% a year.

Direct would have been year 22 , might as well get the blue card
My guess is that it was an add on from a current owner. There are some people who love the independent living aspect of the cabins and have been chomping at the bit for some resale contracts.

Agree, I spent childhood trips in the cabins, loved every minute. They are more than what I need since most of my trips are solo and I am kinda glad the math is so bad or I would have picked up a week.

I for sure saw and bid on a way better point sitch contract that was listed on fidelity.com about a month ago or so. Someone outbid me so I don’t recall the #s anymore
 
I didn't know there was one by Fidelity too. Anyone know the list price on that one?

There was one before this. About a month ago.
 
For sporting events which aren't selling out, venues sometime list unsold tickets on Seatgeek/Stubhub/etc (at a discounted rate) to fill seats. They won't simply lower prices for the tickets or do a promotion, because they don't want to upset the people who already paid face value.

Maybe DVC's nuclear option is to sell their remaining contracts as resale at a crazy low rate. The resale market provides better pricing flexibility, and we're in the "price discovery" phase of seeing what the cabins will actually go for. It also prevents people from becoming blue card holders on the cheap.

But it's not even close to being the same product. They don't need a nuclear option to sell a much more superior product. They just need buyers who don't know or care about the resale market and the associated capital loss that comes with restrictions.

The DVC contract can be used at 17 resorts. The resale contract can be used at 1 resort. At dues of ~$12/pt it won't be too long before those resale contracts go sub-$100. Riviera is pretty much already in that low $100 range, and that's with much lower dues and a lot fewer haters. Given the rate of direct sales, there are just far fewer owners/contracts out there for the resale price of CFW to reach a supply/demand equilibrium. It may take some time, but there should be little doubt where it ends up.

(we love the cabins btw, but just use direct points to stay there...)

Us DVC-savvy people like to assume that direct purchasers are total idiots, but credit where it's due, those idiots have *not* been buying into The Cabins. The sales numbers have been a trickle ever since they went on sale, and I don't see how the status quo is considered viable.

Mentioning the Riviera is worthwhile. People tend to like that property better, its maintenance fees are lower, and it's still taking 5+ years to sell out. This reinforces that direct purchasers are actually diligent, and wary of resale restrictions.
