New to DVC. Interested in the program and learning that you can buy into DVC either through Disney Properties or other "reseller" companies/travel agencies.

What benefits - issues are there in going through one of these companies I hear of on this board?

Why not go straight to Disney, the company that is selling the program?

Again, I am new to this so I am not sure if I am being clear on my question.

We walked through the models for the new Contemporary DVC program at our local mall in Chicago and would assume of we move forward we would purchase the contract through them (Disney). So....why wouldn't I just go through Disney versus these other vacation resellers? Thanks in advance for your help.

Direct purchase through Disney - Higher minimum number of points required to purchase ( believe it is currently 160 pts minimum for first time buyer) and
higher price per point. But it is in most cases a quick and easy transaction taking a matter of days as opposed to a 6 - 10 weeks average when purchasing a resale.

Resale purchase - can buy in as a full DVC member with less points than minimum required by Disney direct purchase ( ie 50 point resale purchase, etc. ). Usually prices are quite a bit lower than Disney's and you may get a 'loaded' contract with banked points ( which would mean up to an extra year worth of points ) but you will pay closing costs / fees between approx $300 - 600 depending on contract size. It takes typically 6 - 10 weeks give or take for a purchase via resale to be finalized.

The Timeshare Store is excellent resale source & is board sponsor too - click on egret at top to see current listings. Have used them, they are excellent and professional. There are other resale agents but I cannot personally speak for those as I haven't used any but The Timeshare store. Also, travel agents do not handle DVC resales.

Check the points charts too at upper right corner link to get idea of what number of points you'd need based on size villa you'd like/resort/dates most likely to travel. Each resort has annual maintenance fees based on particular resort X number of points you own ( approx $3.679 - $6 plus per point depending upon resort )

Initial Purchase from DVC
  • You can get the exact number of points that you want (although you must buy a minimum of 160)
  • Faster than resale (you will be in the system and have your points and be able to make reservations much faster than resale)
  • No worries about the purchase if Disney executes ROFR, since that only applies to resale purchases
  • More expensive cost per point than the resale market
  • You can easily finance through DVC, and Disney doesn’t report the loan to credit reporting agencies; also, the interest on the loan will be tax-deductable (in most cases) since it’s a mortgage
  • You can pay with a Rewards credit card and get points/cash back
  • The full set of points you buy will be available immediately, versus a resale contract which may be “stripped” of points.
  • If you don’t want the resorts they are currently selling, you may have to do some firm talking to a guide to convince them you really want an older resort.
Initial Purchase via Resale
  • You may not get the exact number of points you want
  • You can purchase less than 160 points for your initial buy-in to DVC (Disney won’t let you buy less than 160 points).
  • It will take much longer to get into the DVC system and have your points (resales typically take 6-8 weeks)
  • Disney may exercise ROFR and you may loose the resale and have to start all over (When buying resale, one of the potential pitfalls to try to avoid is making an offer that will cause Disney to exercise it’s Right of First Refusal)
  • Resale is typically less expensive then buying from DVC, although look closely at the value of any DVC "incentives", such as "Developer Points"
  • You can’t finance through DVC, although most resale brokers will recommend a finance company; also, the interest on the loan will not be tax deductible
  • A resale contract may be “stripped” of points where the user has used many of the current year’s points, and may have borrowed some or all of next year’s points. Just be aware of “stripped” contracts on the resale market.
  • Easier to pickup large point packages at any of the older DVC resorts.
