Small/large contract

I notice that some people post that smaller contracts are easier for resale. Could someone explain how it would work if you purchased several small contracts at the same resort with the same use year--would these then be just one big cntract? If you buy a large contract--say 200 points- can you sell off a part of it?

You can not break up a single contract and sell part of it

For all practical purposes, smaller contracts with same resort and use year, will function as a single contract, as long as they are all titled exactly the same and referenced under the same membership number, but legally, they are individual contracts and can be sold separately.

Rent where you think you want to buy and buy where you love to rent.

You will probably have your membership for many years to come and it doesn't make sense to buy at a resort just because it is currently being marketed by DVD. That's like buying a dress that is on sale, you don't like the color, it's the wrong size and you will probably never wear it, but it was a good buy.

I would never buy at a resort that I haven't stayed at. There are so many things to experience at the resorts. Location, color, size, amenities, restaurants, etc.

We are currently at WDW. This trip we stayed at OKW, VWL, and BWV. Each is different and unique. My DW just told me tonight that she has decided that BWV has moved up to the number one spot on her list of favorite resorts.

I recommend that you rescind your contract and take the time to really learn all you can about the DVC. Renting is a easy way to try the dress on before you buy.

Your DW has excellent taste! Wonderful advice here, hope many read it and take the advice. Too much of a financial commitment to just buy on a whim.

While in theory owning multiple smaller contracts can have advantages, getting to that point can be problematic, esp for a new purchase. And 200 points is not a particularly large contract. Buying say four 50 pt contracts resale would give you four closing costs and increase your costs by around $6-10 a point total not to mention that smaller contracts tend to sell for more per point often $5-10 a point more. Buying a 50 pts resale then adding on through DVC would also put a major premium on the upfront costs. If you know you want 200 points and that you're not in a situation where you truly need multiple home resorts, I wouldn't try to buy multiple smaller contracts to built a portfolio unless you plan to stretch out the purchase over several years buy saving up and paying cash. Finding the right smaller contracts resale or through DVC can be problematic to impossible as well. Plus it's not automatic that DVC will combine the contracts if you buy resale even if they are the same UY though they usually do.

Unless you want BLT, I'd look at resale and compare. While I think UY is important, don't get too tied up into getting the exactly perfect contract resale, UY or number of points. Look for the best contract that will work and has the most points for the best price. I'd say anything from 150-250 is fair game if your budget allows it and the contract specifics are favorable enough. You can always add on later if you need to and there are easy way to stretch your points such as paying cash for weekend days on occasion. And you can always stay a day or two extra or rent out the points if you need to use up a few points. Also, don't buy any points with the idea of using them for trade options, just buy the points you'd use with DVC resorts directly. Good luck with your investigation and purchase.

At one time we had 500 points. 175 at OKW, 75 at OKW, 50 at OKW, 100 at BCV and 100 at VWL. We sold the 75 at OKW and 100 at BCV. The smaller ones were add-ons except for the 50 at OKW which was purchased as a resale.
