Should I purchase resale??

My heart is set on purchasing 150 pts at BCV. The resale price is going for about $98 a pt. That's $3 a pt more than Disney's price, plus you have to add in closing cost. Should I bite the bullet and spend the extra $$ or hold out and wait for a package to come through from Disney. My guide told me it could take up to 6 months on the waitlist. I'm also concerned that Disney's price will increase while I'm on the waitlist. How often does Disney increase their prices, and how much do they usually raise their prices at a time, do you think it'll be around Feb. or March timeframe when AKV go on sale? ( My guide also mention that AKV will probably go on sale Feb or March of 2007).

I'm starting to drive myself crazy looking for the right package for around Disney's price.
 
WHy not buy a Beach Club Villas resale FROM Disney? Just tell your guide what you are looking for, and they will put you on a waitlist.
 
I'm already on the waitlist, but am getting inpatient. My guide told me that I should be on the list for about 6 months. I'm afraid the prices will increase and than I'll be paying the same price through Disney that is on the resale market right now. How much does Disney usually raise their prices when they raise them?

Just not sure what to do.

There doesn't seem to be much science as to when you get waitlisted properties from disney. Questions to consider are When did you get on the waitlist with Disney? (There is a thread which shows people's waiting time, and may help you evaluate whether your guide's assessment seems accurate). Are you flexible with use year, or are you locked in to a particular month? Hve you asked your guide about acquiring 3 fifty point contracts (in the hopes you will get them as they come in a little quicker....) Are you planning on taking a trip in the near future, or can you wait for the points to hit your account?

I was on the waitlist for 5 months with Disney for BC points. When I initially got on the list in June, my guide told me the wait shouldn't be that long. When I called back at the end of September (I was an October use year and was hoping to get 2005 points), I was told there had not been much movement since June and I was still 6th on the list and would probably not get them in time. This week, I was told they finally came in and would hit my account today :woohoo:

I guess my point is that I've heard when the have a new property comes on the market, DIsney tends to exercise ROFR a little more to keep the prices up. My experience with October use year beach club points seems to back this up. So maybe the wait won't be as long as they say (although for me, the price did go up $3 a point.)
 
Have you thought about several smaller contracts? We added two 25 point BCV contracts earlier this year and got them right away. I would call your guide and say you could be interested in smaller contracts. You can always add later as contracts become available. For some strange reason BCV didn't seem to have a lot of 150 point contracts, although DVC can apparently break them up how they want. I seemed 160/170 were popular numbers- why I don't know.

Great, I'm glad you finally received your pts after waiting for 5 months.
I'm looking for UY anytime from June to October since we travel during the winter months. Not sure what number on the list I am, since my guide won't give me that information. I guess I can wait since our trip is already planned for this Jan and probably won't be back to Disney until 2008. I'm just concerned that the cost per pt will continue to raise before I receive my points. But on the other hand, I'm having trouble paying more for the same points by going resale.

I guess I'm going to try to be patient and continue to wait.

I believe your initial purchase needs to be 150 points minimum, even at the sold-out resorts.

There is a nice contract on Timeshare store right now 154 pts banked plus point from 2005. Offer $95/point have seller pay closing and that way your price is same as disney. If you don't get it so what you are still on the waitlist. :)
 
I think the reason you have to wait so long for Beach club, is that the contracts that Disney gets, either by forfeit or by sell back, are usually already stripped of that use years' points. So, as soon as the use year that you want, say October, begins, the contract has its full allotment of points and can be sold...I hope this makes sense, as I am not too good at explaining things. pj
I added on at BCV last year and they only became available the day after the new use year started, although I had been on a list for months. That way I didn't get the advantage of being able to get and bank the points at the end of the previous use year. :sunny:

I agree with CPTJCK. Keep attempting to buy resale contracts at the price you want to pay. If it clears ROFR, then you're all set. If Disney buys it back, then someone on the waitlist will get it (moving you up the list).

Of course, the other question is whether another $500-$700 is that big of a deal when you're already paying $15000
.
 
Decided to go resale. Signed the contract this morning and off to Disney's ROFR. Wish me luck.
