With Epic coming on board I am wondering whether there will be a ‘lower season’ and trying to decide whether hotel prices quoted are likely to go up or down. Anyone have any idea what room only at any of the signature hotels that have express passes included where like 3rd week of Sept?

Book now, then keep an eye out and modify if the prices drop. Frankly, they rarely drop. If you have an AP, then there's good likeliness of AP rates in Sept but they're not guaranteed.

On the weekend you will pay 600ish dollars on that date (its horror night season). You may get lucky and find a AP rate, but weekends are very hot in September because of HHN You can find annual pass rates for around 400 during the week days if you keep on top of it fairly easy.

RP had a special which is why I booked so early in the end. Paying 363 during the week and 403 on the Saturday, which is still crazy money for me given the current exchange rate. But given shorter park hours I assume due to HHN I assumed express pass worth it. Plus can cancel with no penalty. PS Hard Rock $504 weekdays so almost $1k per night in Australian $$!

Does sound like a decent deal. I was there the last weekend of Sept this year, 4 nights avg $162/nt at Aventura with an AP rate. The EP hotels were much higher. Booking early is usually the way to go. As a solo traveler I can get by without EP.
