Separate rooms or a suite?

Planning for Mid-January 2017 for 6 adults and 3 kids. Would it be more cost effective to get one large room (if there is one to fit) or 3 regular rooms and put 2 adults one kid in each? Thanks :)

That is not a straight forward question to answer. What is your budget? What do the sleeping arrangements need to be? To have beds, not pullouts, I think 3 value rooms are probably cheapest.

So last year when we went me, my mom, my sister (5) and my daughter(6) shared a value room and the rest stayed off site. Now the rest want to stay on site so I'm trying to get an idea on the room setup so I can give them a ballpark amount to plan for. Sleeping arrangements aren't a big deal since the kids are small.
 
The challenge is that single-rooms to fit that group would be a 2BR unit, or a Treehouse at Saratoga Springs. There are various wrinkles in what the bed vs. sofa bed vs. bunk bed vs. murphy bed setups are in 2BRs or Treehouses.

Also, depending on the dates, the availability can vary. We're close onto the 7-month window for those units as DVC rentals, and if your dates overlap marathon, MLK weekend or the Pro Bowl, that adds wrinkles.

It would be 1/18-1/22. I figured dvc may be our only option for that many adults.
 
I would price out all options. Some of the 2-bedroom villas, the grand villas (hard to come by!) and the SSR treehouse would fit your family. So would 2 deluxe rooms (Poly, GF, CR, BC/YC and BWI), 2 mods at POR or CBR (though I wouldn't recommend this) or 3 values. You could also do 2 AoA suites or two Ft. W cabins.
 
I'm also looking for help with the same issue. We have 4 adults and one child who will be 3 when we go to Disney next year. We'd either need 3 rooms or a 2 bedroom villa. I have no problem sleeping on a pull out couch. My daughter, son-in-law and the "baby" can use one bedroom, the other grammie can use another bedroom. On the other hand, to have some privacy, I was also looking into 3 rooms at CBR. We've stayed at the Poly before marriages and grandchildren and I love how close to the TTC and MK we were. I've never stayed at CBR, but I was concerned about spending so much time waiting for bus transportation.
