Senior moblie home parks near disney

We looking for a few moblie home parks for over 55 to look at while we down there in a couple weeks. Would like to be within 30 to 45 mins of disney or less an pay under 450.00 a month for lot rent.

Need the names of parks so we can map the directions before leaving home.

I have done many hours looking for prices in parks seems you gotta give your life story an way more info that I care to give on a place I may or may not be interested in once I find out price.
 
Hi, one of favorite things to do while down there for 3 months is cruise the "old folks" parks. We are, of course, old folks, too, but don't want to admit it.

Our favorite,and we would live there if we stayed over 8 months is Polo Park East. Polo Park West (just across the highway) is way down the list, so make sure you check out "East"
It is also very close to Disney, but far enough to be out of the craziness.Take 192 west to 27 south. Go south less than a mile and turn left in PPE. It has a really nice 9 hole par 3 course, a huge lake with dock in rear of the park. It is also a park where you can "own the land" you are on and it costs more up front but you are in control of the costs and not subject to lot rental flucuations. Very nice folks there. This is a very popular place and homes sell quickly.

For other senior parks just head down 27 south towards Haines City and once you get south of I-4 interchange you will see 3-4 parks on your left. Just stop in and poke around.

If you like very nice golf mobile home communities take 27 south just past Haines City (you are now about 20 miles from Disney) and take Highway 92 West toward Auburndale and Lakeland. (If you Google Map "Haines City Fl") you will see 92 west and communities such as Sweetwater, Swiss Golf, 4 lakes, and farther west is The Hamptons and Shalamar Creek. We really like it South of Disney because there is less traffic than the Orlando area which is about 20 miles north of Disney.
If you start out in the morning, I think you could stop and tour almost all of these in a day. Shalamar Creek will be about 35-40 minutes from Disney using the short Toll Way 570 up to I-4 and east to Disney. There are many other smaller and more "basic" senior communities along this route that you can check out, but if you are willing to pay up to $450/month these communities I listed will be in your budget. If you do not care about golf, the others may appeal to you, but golf is a separate charge and lots of folks who live these "golf communities" do not play golf...
We have found that if there are sales people around they are very low key, often residents of the park and very easy to deal with. Or just stop and ask someone in the yard how to check out sales. Many of the for sale homes will have yard signs with brochures or flyers to check out. If "for sale by owner" just knock on the door...Heck, they want to sell the place and are usually more than willing to do a instant tour!!

Thank you Thank YOU TED! We don't like to tell our age either but I 13 yrs younger than DH. No we don't golf but it's nice to know we could live in a communtiy an not pay for the golf. I've done online searchs for mobile homes for sale saw a few on the fairway that was in our budget for home an lot rent. VERY NICE to know we would not have to pay for the golf.

Are there other hidden costs we should know about in the communities? For us we small town ppl small community is good we'd like the lawn taken care of tho in the rent. Pool an hot tub would be nice along with a clubhouse with pool tables, maybe card games a few activities to keep DH busy an out of my hair lol NO PETS is good most communities has a no pet section tho.
 
Hi again...not many hidden costs with lot rents over 400.00, but count on them going up about 3% a year.
Just make sure you know about the lawn and shrubs and if care of those is in the lot rent. Also is water and garbage included? Also, if you own the land, you will pay more tax every year, usually around 700.00 or so, but be sure and check. If you lease the lot you pay a small annual fee to register the home. Check on cable TV costs and if it part of the rent.

And again do not be afraid to knock on doors and ask folks living there how they like it. I would expect 90% of people to take time to talk to you, answer your questions and give you the good and negative of the community. They will be honest with you in most cases. If folks won't talk with you or you don't feel right, trust your instincts! There are 10 more communities just down the road. We almost bought home in an un-named community (not manufactured homes). We stopped at two houses and frankly met some of the most bigoted narrow minded people I have ever had to endure. We were out of there and never looked back.

If you pay $400, you are assured of nice clubhouse, pool, hottub, game rooms, pool rooms, lots of organized activities and pool should be nicely heated in the winter...be sure and ask if the pool is warm enough in the winter.
