Selling fees

I bought SAP during Covid because I wanted to test out the resorts and decide which resort I wanted to make our real home.

I am very much an MK person but when buying didn’t love my MK resort options. Now, after a few trips I am realizing I should have just bought BLT. I am hoping to sell my SAP and buy resale BLT.


I know I have to pay the fee to the broker but what unless do I need to include in my math? Usually buyers pay the closing cost? I am hoping to at least break even otherwise I might just ride it out for awhile. I have been lucky enough to swap into BLT on trips but by swapping home resorts I also get a longer expiration date too.
 
What's "SAP"?

When selling a DVC contract, the closing costs include:
- commission
- ROFR fee
- fee to have Disney order the estoppel.

I don't know what the current percentages/dollar amounts are.

I was told by a broker that the seller never asks the buyer to pay those costs. But a different agency might tell you something else. And I suppose anything can be negotiated.
 
SAP are sleep around points, points bought at less expensive resorts (e.g SSR, OKW ) to use at other more expensive resorts at 7 month window, depending on availability of course.

When selling DVC the board sponsor currently lists :
ROFR is $20
Estoppel fee is $150
Commission is around 8%

When buying you typically have the current year's annual dues plus the closing costs.
 

I would ask the specific broker you are listing with or talk to a couple different brokers on all the fees that you will pay before getting your proceeds. There is at least one broker that charges extra fees to buyers for admin work so I would just make sure to ask and have it clearly written out so there is no surprises.

If you get a response with a fee that others have not already talked about post it so others can learn along side of you.

Back in 2020 when I sold one contract this is what I got from one broker in email:
"Your xxx point listing at xxx would most likely list between $xxx and $xxx per point depending on the status of your points. We will help you finalize pricing once we are able to review your points activity statement.

As a seller you would pay an 8.5% commission and $150 in fees to Disney. Those fees are all paid at closing. Once a buyer is found for your property it takes approximately 6-8 weeks to close. "
 
I am hoping to at least break even
If you come out ahead, you may owe capital gains taxes on the proceeds. it shouldn't be much, but you'll have to adjust your cost basis when you file your taxes.
 
Buyer usually pays closing, so you need to include the closing you paid when you bought in.

Selling this late in the calendar year, be prepared to be asked to cover at least part of the 2022 dues...maybe all of them.. even if you have 2022 UY points. Dues are based on calendar year and while brokers usually try to encourage buyers to pay them if getting points, many want it treated like direct and only pay for the time left in the calendar year.

The big piece is commission....the rest is minor.
