Selling DVC Membership - Loss of job +Financial Difficulties

I hope you find a job soon. I can't even think what that is like. I hope disney can and will help you with this.

What benefit do you lose purchasing non DVC timeshares resale? I know many people who purchased from eBay, a deeded timeshare (never expires, can will it to someone etc). and they are still considered a full fledged owner - each and every one of them. Plus, I didn't really receive any "extra" benefits by buying straight from the developer; except maybe the 0% interest rate.

You actually illustrated the point that DVC does depreciate just as other timeshares do. WHile not as much; they still do depreciate. I would compare a timeshare to a car. You are not going to sell the car for more than purchased it for (except of course a collector's edition).

Marriott Vacation Club. If you buy Marriott via resale you do not have the option of turning in your week for points. If you want that option you would have to buy the week directly from Mariott.

I will tell you that Disney Vacation Club has gone up and down over the years just as general real estate, however, I don't think cars have ever done that. For example, we had a buyer purchase 400 points at Beach Club on 3/2/2004 for $73 per point. He used the points for a few years and then sold the points on 2/7/2006 for $89 per point. If the same 400 points were sold today they would probably sell for $78 per point.

Sorry to hear. I also recommend renting your points if you can't get a decent price. You may be able to rent your points during this difficult time and once you are back on your feet you will still have it.

still hoping op finds a good job. he is in our prayers. some good advice here and i hope it all works out.

good luck with the job hunt .
you can always rent your points if you don't need the capitol value:grouphug:

You really should look into renting points or transferring for a couple of years. Did you check with friends or family - someone may be willing to rents the points if you don't want to do it through something like this board.

Sorry to hear about your situation. Agree that if you can rent you points and hold on for a while that may be a good option. Sometimes these things do work out. Stay positive and best of luck to you.

The only issue with renting points is that there is risk involved in the rental transaction. When you have other income coming in, that risk is mitigated by your job and the other choices you make - being able to say "well, they left a $1500 credit card bill behind, but we can make that up by a few months of frugal living." When you don't have other income coming in and are already making the frugal living choices to get by on unemployment, needing to rent your points and finding yourself holding the bag on someone who paid the first half, but then decided not to pay, left their credit card bill behind for you, or trashed the room - leaving you responsible for the bill - or even just having problems renting you points for an amount that covers dues and the loan - could be a real setback. Its a low risk thing, but its a risk worth considering - particularly since the gain on the rental transaction (being able to retain an asset currently worth less than you bought it for, with no guarentee it will appreciate - and then being able to use that asset at some indeterminate future point for luxury vacations), is - in financial terms - not really worth much. (In emotional terms, it may be worth a lot, and that is worth considering as well).

A lot of people still think this current recovery is not a long term thing and we will see another dip before we get another boom. That could really impact DVC resales and rentals - as well as the ability to get hired. (I'm not sure I agree, but I also have never believed this is a "mere recession" - I'm on the side that thinks we've pushed the reset button on our economy and a lot of people are just never going to see their previous standard of living again. For the OPs sake, I hope that the economy comes around quickly, or at least a job is acquired quickly.

And I am sorry, but a 2006 EXAMPLE? Have you looked at current pricing? (I know you have you make a living off of it!)

He did use current pricing. He was showing how the resale price was high in 2006 and much lower (but still more than the initial purchase) today.

Someone suggested that they just rent out all their points which could help some, if for example if a person had a 150 points, that could transform into $1500, or a $125 per month towards a mortgage, I know it won't help towards dues, but at least it might help bridge the gap until their finances get back to normal.
