Selling a contract

I was thinking of selling one of my contracts. It came up in a conversation with some mom's at DDs school. While I am little nervous to mix business and personal, it would be nice to have a direct transaction and save the commission. Does anyone have experience with this? Maybe a contract you used that you are willing to share?

I'll give her a little time and than move to a broker if not.

While there is an advantage to you (the seller)... there is essentially no advantage to the buyer that I can think of. They probably will not get it cheaper because of ROFR... and they lose any of the protection of dealing with a licensed real estate office.
