Seller Pays Closing Costs, gets ROFR-ed - how much?

Just wondering if anyone has sold a contract where the seller was to pay the closing costs, and that sale got taken by Disney? Does Disney act as its own title company? How much did you have to pay for closing costs?
 
Typically the buyer pay closing, seller pays broker fee, dues are generally paid by who uses them.
 
Yep, but there are some contracts where the seller has agreed to pay the closing costs - I see at least 3 in the most recent ROFR thread. I'm curious what happens in this scenario specifically.

Disney just looks at the net amount due to seller at closing. That is the amount the seller will get if the contract is ROFR. Basically it didn't matter who was paying closing, dues, etc. Whatever the final net amount to the seller is all that matters.
 

When Disney steps in they become the buyer so the costs will be the same as if the original buyer was buying.

The seller will get exactly the same thing.
