For anyone who has sold on FB through groups how long did it take you to get an offer?
 
I was having trouble opening this link but found via a search. I feel aweful for the people that were victimized!

These situations are a little different because we are talking about buying/selling privately which still uses the services of a title company who escrows the money similar to if you had used a broker. A lot more control/safeguards than a rental Transaction IMHO.

I have not got any offers. A few questions but more newbies asking how it works. Only have been listed for a week or so though
 

As a seller, I'd call a title company and get an agent to estimate the closing for the listing. This shows you are legit and have a real plan that includes a title company and escrow.

I contacted mason. They even sent me a contract to use.

My AUL sold instantly. I believe my SSR took about 3-4 weeks to get a legitimate buyer. You will spend some time on messages from people who aren’t serious or don’t have any idea how DVC works but then there will be one that sticks ☺️
 
Basically already said but all a broker does is put buyer and seller together. That’s it. That’s all you are paying them to do for their 8.9% commissions.

Title company handles everything else regarding the transaction.

is the time and effort for you to find a legit buyer as a seller worth that fee? Up for you to decide. I’m cheap so if when we ever sell I’d try to do it private personally.

Sold many and so far, worth it for me because I sold almost all quickly. Within days. Longest took 2 weeks.

But, I agree that if someone is willing to do attempt it, then it’s worth the savings!
 
I wish I’d known about this route when I was buying, honestly.
As a buyer, it's not much of a difference. However, it's a big savings for the seller. Of course the seller can pass on some of the savings with a lower price but the deal still need to go through the ROFR process.
I'm in the process now of buying one without a broker and the process has been similar. The one difference is that the seller and I are in direct contact and we are both working with the escrow company.
 
After 2-3 weeks, I actually found 2 good buyers!

Contracts should be buttoned up today and then I will post to ROFR.

Buyer got a better price than I could give with a broker and as seller I am netting more $$. We are also working with Mason Title so at least I know the file will be handled professionally.
 
Has DisBoards attempted or considered a buy/sell board?

The rules specially do not allow For Sale posts, and even mentioning that you are selling contracts to guide people to other places. In fact, I am closing this thread because I think it has lead to a misunderstanding of what we allow.
