Saratoga - so many resales available> Why?

Hi Everyone,

Does anyone have an idea why on all the resale sites there are so many Saratoga accounts available? Just wondered if anyone had any idea. My sister who is already DVC was thinking of doing an add on there and we discussed that Maybe Saratoga was not going to hold it's value as well as other resorts so now she is looking at BCV....what do you guys think? :surfweb:
 
One reason is that SSR is a large resort. It makes perfect sense that the number of resales will be proportional to the size of the resort. :smokin:

This is actually fairly normal..... I think there is a "trend" to DVC turnovers. A lot of people buy in the "flush" of being at Disney and hearing the pitch. Then as time passes they realize that they don't really want to go to Disney every year, they really can't afford it, etc..... After a few years the resort settles down to those who want to own.

(At one point the high number of BCV resales was used as proof on this board that BCV was the WORST DVC ever... until it was replace by SSR which will be replaced by VAK which will be replaced by XYZ.)

Now I think BCV is doing a great job of holding it's value, but that's mainly just do to the small size of the place and it's location (and pool LOL!)

We bought SS sight unseen & went over to see it while we were down there last week. I was kind of overwhelmed at the size of the place. It is just beautiful, but I don't actually see ever staying there. We had also taken the boat from Downtown Disney & it took forever to show up :sad2:
We might sell & repurchase if a resort was built that we loved & saw staying at all the time. It will depend on how we do at booking 7 months out for the other resorts :confused3
 

tell her not to worry. SSR will hold their value. If DVC has to buy back every contract and resell them.

DVC does this you know.

however if her heart is set on BCV - well nothing you say can convience her to go with SSR. Not even the longer years.
 
first there is a 100% chance SSR will be worth more than BCV at some point as SSR has 12 years longer on the contracts :rotfl:
For the near future that is not predictable as the amount of years left will play a role sooner or later.
The biggest influence on DVC is ROFR controlled by Disney and they will not undersell themselves to a point were people will buy resale. So long as DVC builds and people buy the price will go up...
Disney sells the point that you can saty at any DVC resort and.....so you will always have interest in all resorts for different reasons..
However if she is buying with the intention of making money or at least a gurantee to get back her investment she should consider putting her money elswhere. If she wants to invest in memories and big discount on great resorts than any reasort is right for her.

I respectfully disagree. I think the largest driving force for resale prices is the per night cost of the adjacent WDW Resorts.

Remember, DVC can't exercise ROFR until there is first a willing buyer for that price. :smokin:

I just know that if I had purchased when I first took the tour and "wanted" DVC, I would have had to sell almost immediately. I "Wanted" but couldn't afford. Luckily for me, I held off the desire to hand Disney my Credit card for a few years......
 
My DH and I stayed at BWV this past weekend and although we liked it, we really prefer SSR. The rooms at BWV need work, and we like the convenience of being close to DTD so we can take the bus to any resort on property for dinner. We can take a five minute walk to DTD from the Congress Park area if we don't want to rely on a bus or a boat. We LOVE SSR and can't wait to stay there again in April.

With that said, I don't believe that SSR or any other DVC resort has a diminished value which is causing the high number of resales. I think it has something to do with people making knee jerk purchases without fully thinking out their finances. DVC is so enticing, but it isn't cheap. Though my DH first viewed DVC in 2003, we didn't purchase until 2005...when we were financially ready. Too many people purchase on impulse, whether it is DVC or anything else in life. No wonder why so many people are in heavy debt. :sad2:
 
You could also ask the reverse of this question and the answer is essentially the same:

"Saratoga - why so many current owners?"

Yes indeed. The newest resort has is the past had the incentives and offer people the lowest price per point if purchasing through Disney (not considering resale prices). They buy in, use points to stay at other resorts and maybe like something better. Then they sell their contract to buy where they want to stay for the 11 month booking window. This board proved to me that this has been pretty much the norm for all DVC resorts. You didn't mention what her home resort was. Has she been to SSR?
 
Also, I think a lot of the resales you see for SSR are teh "add-on" contracts that those of us who were already members could buy at significant discounts prior to opening (much like they just did for AKV). Folkas buy the extra 100 or 120 points, and then find they aren't using them enough, so they sell, and often at a significant increase over what they bought for on the presale prices.
 
When we first started looking vwl were $99 a point resale. We were shocked at how much , but it was after Christmas (it is beautifully decorated and very homey!!) There is no way to explain the trend on sales except the simple supply and demand of things. We bought at SSR with the intention of only staying there if "we had to" attitude. Well, last New Years with less then 7 month window ressie, we ended up at SSR and boy were we pleasantly surprised. Yes, it is big but very managable walking and I really enjoyed it. The kids liked the pool a lot and we are stayin there by choice this New Years . So I guess what I'm trying to say is that IMO don't sell until you try it you too may really like it!!

Home resort is HHI and Yes she has stayed at Saratoga - it just was not for them. We thought maybe people preferred the theming of AKV for the same $$ - but thanks for all the responses everyone. :cool1:
 
Hmmm,,,when I look at all the resales across all the different companies, I see proportionally just as much for BWV and BCV. I do know some owners who sold BWV and BCV for SSR because of the construction issues with those two resorts. They were concerned about future dues to recover the rebuilds.

Whenever this question is raised (and it has been raised as to other DVC resorts before), I always wonder what is meant by a lot. The DVC resale market is almost exclusively internet based. If you look at sites with DVC resales, you may find a total of 80 to 90 Saratoga resales. I am not sure of total number of owners at Saratoga but I suspect it is now more than OKW which has about 27,000 (which counts joint owners as 1). Having 80 resales at any given time from a pool of 27,000 or more is not "so many."
