Saratoga Resales Have Rebounded?

Is it just me or does it seem like the Saratoga Springs resales have hit bottom and are now rebounding? When I look around at the resale sites it doesnt seem like there are so many available and I think they might have found a floor on the pricing, and that may be creeping up a bit? Maybe the addition of the Tree Houses has helped because I was told they are almost sold out of those points that were made available.

Am I crazy? Am I just trying to talk myself into more points?:confused3pirate:
 
We have been looking at the resale numbers since June, and I too, have noticed that you don't see as many SS resales in the $60's anymore. Last month, we were trying to decide between a SS resale, or an OKW resale, and there were lots of contracts at SS to choose from in the high 60's. Now it seems there are more contracts in the $70's than the $60's.
 
I would agree, I have been watching SSR resales all summer long while off work from teaching. In the beginning a lot more in the 60s and I just told DH recently that they seem to be a bit higher now. I wasn't sure why?
Wondered too, if THV had to do with it or if there were too many refused in the 60s by Disney? They would set the tone for price.

I have also noticed that SSR resale contracts seem to be creeping up in price and the number of contracts appears to be getting less. Its also very hard to find an SSR resale contract with a February UY.

I do not think that DVD is "almost sold out of those points that were made available" when the Treehouse Villas were declared for the DVC. On 1/22/2009, DVD declared 30 THVs in 15 Units. Each of those 15 Units were alloted about 30,175 points for a total of 452,625 points. Through 8/17/2009, recorded deeds at the Orange County Comptroller for those specific 15 Units totaled only about 85,169 points, or about 18.8% of the declared total. In my estimation, DVD has a long way to go before it will sell all of the THV-related points.

Thanks for the answer wdrl, that was quite detailed. I believe it was the OKW check-in lady that told me that.

Speaking of OKW, the same lady told me the whole resort is to be refurbed with a complete tear out redecoration starting next year. So cvjw, you might want to check into that as it could influence your decision. We stayed one night at OKW in a two bedroom and it was plain worn out and needed updating. I'd be upset if that was my home resort. Of course, I expect the same thing to happen to SSR quickly.
 
Sorry lugnut33, put me down as another vote for crazy.

While you may be seeing asking prices coming up, a check of the ROFR thread shows SSR resales over the last month ranging from the mid -$60s to the low $70s.

I'll grant you that there are fewer listings than there were say 6 months ago, but IMO the reasons for this are it's summer - so more people buying now to take a vacation this year - and owners pulling listings off the market to either rent or use points that are soon to expire.

I'm expecting to see another uptick in listings come late Fall as we approach another year of MF bills going out.
