Just wanted to add, that I have 4 points that were going to go to waste, but then realized I will be in need of exactly 4 points when I book my 2025 trip to WDW, so they will actually get used at 7 months!! Great use of VGC if the option is to trash them.
I don't think there is anywhere in the area around Disneyland within a 15 minute bus ride you could put a new DVC hotel and end up with a point chart that is much lower than VDH. I would be happy to be wrong, but it's not like Florida where it's cheap for Disney to buy up new land (or already has a lot more than it needs).
Not sure about cheaper, but GardenWalk is already zoned for timeshare so it’s a no brainer for Disney if they bought it, it would be attached to their new outdoor shopping area (Disney Springs west), and also next to the 3rd gate.
A lot of those hotel owners are very happy owners and don’t want to sell.

But the south end could be across the street from a 3rd gate. We’ll just have to wait and see… hopefully we live long enough to see it, one way or the other. lol
Yes, but it’s not very convenient if you want DL as your starting or ending park. Being closer to both gates would be nice.

Looking at a map, I don’t know where you could put it. Everything new is going over parking lots….
Technically they could use the bus drop off area for a DVC instead of annexing into Hollywood backlot… but in order to make it really great it would have to have its own private entrance to both park, one on each side.
Pixar Hotel - DVC tower -- In the Bluesky presentations for DisneyForward there was another tower on the Pixar hotel site south side that's about the same size as the Frontier Tower VDH.

Then there's always the option to add even more on the Toy Story lot development when that eventually gets off the ground
