I know that Rich regards the increased sales at Vero as an evil plot against the rest of DVC but it's interesting to see that the MB program is indeed having a positive effect. The Vero newspaper site publishes the recorded deed transactions (can't tell as of what date) and I was surprised by the increased number.

Looking at the postings for 1/21, 1/28, 2/4 and 2/11 there are 149 transactions for a total of $2.1 million. Since we don't know if they are $67 or $72 per point sales (or a mix) it's hard to judge the number of points but it is in the neighborhood of 30,000.

I agree buying where you want to stay is wise. However, buying at Vero is not a horrible mistake. It is still part of the DVC program and will allow you the exact same flexibility for cruises, WDW resorts,trades, Concierge etc., etc. The factor to consider is your flexibility in staying at DVC WDW resorts and your tolerance for being on wait lists. A purchase at Vero will let you stay in a Vero GV/Beach House (truly the finest DVC accomodation) while a VWL or BCV purchase will make GVs difficult to obtain anywhere.

Some people are concerned about people buying at HHI or Vero with no plans to stay there often affecting the ability of the rest of us to book at WDW. I think this was factored in by DVC when they created the system and becomes less of a problem as more DVCs are built at WDW.

While there may be a positive effect on sales, I think more members owning VB with no intent to visit there is a bad thing for all of us.

My whole thread about the value of a point spent at the newr resorts, has one concern. That is the detriment to the flexibility that DVC was what DVC so attractive to many.

I think that VB sales to people that never intend to visit there is actually a MUCH worse problem then the diminishing value of a point spent at the newr resorts. I also think that when combined with that effect, it is going to make it VERY difficult for VB and HH owners to get WDW DVC resort accomodations anywhere but the newest resorts that return the least value.

I wish Vero luck in attracting buyers that want to stay there often, it is a great resort. I really couldn't say enough about how nice a resort it is....but that doesn't change my opinion of the harm it is doing all of us one bit.

I tend to agree with you Pam, but you already knew that! If Rich is wright and I shudder to think that than we have all been suckered and none of us will get what we thought we were buying.
