I thought UY doesn't mater to much. We plan on Tgiving so if I know that can't I book 11 months out for TGiving?

here's a good thread for understanding UY.

1) UY has nothing to do with when you can call and book. zero. you can call 11 months in advance and book AKV with AKV pts regardless of your UY month.

2) UY only matters at all if you should have to cancel. a feb UY means your banking window closes on sept 30. if you have reservations in november and cancelled after sept 30, you would greatly limit your options to find an alternative way to use those pts.

If the points are banked can I not use them untill Feb 2010?

yes, if the 2009 pts are banked, you can't use those for a stay until feb 1, 2010. (you could borrow the 2010 pts if you want, though, if there is availability.)

edited to add: to be clear, you can book a reservation with the banked 2009 pts right now. you cannot stay using those pts until feb 1, 2010.

Animal Kingdom 100 points with a February use year. There are 200 points coming on 2/1/10 (100 + 100 banked points from 2009) and 100 points coming on 2/1/11. Closing Costs=$397 Priced at $88/pt ($8800).

I'm thinking 85/pt ad seller pays closing costs.

I have considered DVC for years but am never confident in what I am willing to pay. Would love to hear thoughts....

You are getting 2009 and 2010 points. If I was the seller, I would not agree to pay closing costs especially since they already paid dues on the 2009 points.

if you read the linked thread about use year, it should help.

what i was saying is that if there were rooms available in the 2009 UY (i.e. in november 2009 or january 2010 for a february contract) and you bought the contract, then you could book a stay in 2009 using borrowed 2010 pts. the banked 2009 pts cannot be "unbanked" - now they are only good for stays from 2/1/10 through 1/31/11 - so your only option to book a stay in 2009 would be to use borrowed 2010 pts.

(you would never have to borrow 2010 pts to use in the 2010 UY - they are already there as current year pts.)

so basically, if you owned that AKV contract, the 2010 UY points are already there in your 2010 UY (i.e. from feb 1, 2010 through jan 31, 2011). the 2011 UY pts are already there in your 2011 UY. you do not have to wait until that UY starts before calling to book.

so if you want to book a valentines' stay in feb 2011 at AKV, you could call MS in march 2010 and book it using 2011 pts.

or if you expect to have pts left over in your 2010 UY, you could also bank them and use those.

or if you used up all of your 2010 and 2011 pts...you could still call up 11 months ahead in march 2010 and book AKV for feb 2011 using borrowed pts from your 2012 UY.

The seller might accept, counter or be firm at their price. The associates will also try and guide buyers as to what prices have made it through ROFR (Right of First Refusal).

That seems pretty low, if you consider that the "value" of seller paying closing costs is like another $4/point of the price -- so you're essentially offering $81/point, and the seller has already paid 2009 MFs (which saves you almost $5/point as well).

In my opinion, $88/point on that contract is an attractive price -- maybe there's a little wiggle room, though?
 
Just to address one of the original questions about timing. I received my contract for signature on 8/10. I just sent my closing docs back yesterday (9/11) -- so it was a month from contract to closing docs. :thumbsup2

Now...mine is a June use year with all 2009 and 2010 pts available. I want to book for Food & Wine for next year -- so I'm looking at late October. I can book in December, correct? And I would use my 2009 points. If I don't use all the 2009 points, I have to bank them by January 31, 2010, correct? Then when are they available for use? June 1, 2010?

You don't have to bank the June 2009 points but if you want to use the 2009 points in October 2010 then you would need to bank them first. This would move the points to be used between 6/1/10 and 6/1/11. Of course, you could simply make that reservation without banking them and use your points from 2010 and borrow from 2011 if you so desired. I would assume that under this scenario you would find another way to use your 2009 points before 6/1/10.
