Hey guys, new member here. I am weighing my options about buying into DVC. I'm running the numbers and couldn't find a good indicator of how much regular room rates (not DVC) increase each year. Is there a rule of thumb that you can expect a certain percentage increase each year. I assume it is 5% or so each year, but couldn't find any info on it.

I would never not compare purchasing DVC to rack rates. Disney always offers discounts on rooms with only a few exceptions. The discounts reflect a number of factors but are all designed to put heads in beds. If you’re someone who always stays at deluxe resorts and pays the rack rate every time, then it would be an almost fair comparison. Almost. Because there’s a big difference between DVC villas and hotel rooms.

But if you want to sharpen a pencil and check the rack rates for various hotel rooms, you can use https://web.archive.org/ to search for archived webpages that list resort rack rates. I like mousesavers.com for that purpose.

ETA: Note that early mousesavers rates do not include the 12.5% hotel tax while later charts do.
