I had one submitted yesterday - the 1/1 Holiday will impact it, but I’m anxious to see if this new trend of fast ROFR decisions continues.

Shouldn’t the fee not apply since you submitted for ROFR before January 1st?

Correct! So it was a rush to get submitted in the end and wasn’t guaranteed so the seller offered to go 50/50 if it didn’t make it but it did. The unknown is whether Disney acknowledge this as their offices would be closed when submitted and they will pick it up January 3rd now but we believe the contract being signed today shelters us from it

My understanding is the $500 fee will be applied to contracts submitted 1/1/26 or after. You should not be impacted by that $500. I just had a resale contract submitted yesterday, and the $500 fee is not applicable to my contract.

I wonder if some brokers are hedging on the side of caution and including it because today is the last day of the month?

ETA: I see that it was negotiated in case it didn’t arrive to MA in time.

As Disney exercised their ROFR on our recent $135pp VGF contract (as expected at that price) we were definitely disappointed but had to try for it at that price. As one door closes another opens…

The resort that’s always had our hearts since our first stay is the Poly, but was so rarely at a price we wanted go to. However, less than 24 hours since our ROFR failure we’ve managed to already be going back to ROFR on a great Poly contract price and we can’t help but feel everything happens for a reason so…fingers crossed Disney not buying back a single PVB contract in 2025 continues..

Thank you! A little run of luck so hopefully we get this one over the line! Thank god for ROFR timelines as of late! How you guys have gone 30-60 days before must have been torture!
