We figured they would ROFR it. But, they didn't and the price, we could not pass it up.

I feel it passed last week, but just heard back Monday. I’m paying 2025 dues at closing, so the total includes it.

I noticed that contract immediately after being listed and made a full price offer as it wasn’t stripped and included banked points. I knew it wasn’t going to last, so making a lower offer had a high risk of missing it. There was another larger one from the same owner and also went quickly.
