I can't quite believe I am back here after only purchasing our first resale contract in April! We are travelling with 10 family members next year and need a combination of studios and 1/2BDs for two weeks, so we did the math and it made sense to add on rather than pay OOP for rooms, especially with the banked points. Addonitis is alive and well.

2nd of my 3 small HHI contracts just sold and is off to ROFR! We do love HHI, but we tend to go in non-peak times, and we added on more direct RIV in June with the member cruise discount offered, so selling HHI to help pay for that unexpected add-on.

The 4 contracts are from the same seller & the closing costs were combined for a total of $1,380. That was the X-factor for pulling the trigger. I may have been able to get a better price/point, but FOMO set in & we are not DVC members yet. We are also looking to travel next summer so we wanted to be in that 11-month window. I was originally looking at a 600+ point contract that I was going to pay more per point for, but the sellers backed out. I am so glad they did, because I had not found this forum yet & I didn't realize the benefits of smaller contracts. No points for 2024 but we weren't planning on traveling this year anyways, so it works out for us. We've stayed at Aulani a few times now using the 30% off deal & it was still expensive! Anyways.....fingers crossed 🤞
Which title/closing is giving bulk discount on multiples same seller / same buyer? I had thought most had stopped that perk.

I was able to get a discount from https://www.masontitle.com/ about a month and a half ago on three 25 pt contracts from same buyer. There were some per contract costs they couldn't discount, but all in they charged approximately $840 on the three. It really helped make the deal on three small contracts work financially.

This was First American Title. It was all the agent I was working with that put this together. I wouldn't even have thought to ask for it. It ended up being $345 per contract, which sealed the deal.
I just bought an Aulani contract with the same UY (March). Wonder if it's the same seller, as I had originally submitted an offer for a 150pt contract last week with no 2024 pts remaining. Broker told me that it was just sold, but privately, so the listing became outdated. Broker said the same seller had another 150pt contract that still had the 2024 pts available, so I ended up putting in an offer on that one. Seller countered which I accepted, and it was just sent to Disney for ROFR today. My cost per point is higher than yours ($97), but it was a contract I wanted for our needs and my first time buying, so didn't want to delay anything over a few hundred dollars.

I also used First American Title for the title company.

The 150 points for 2024 were not banked yet in the listing, but I did request that the seller bank them in case the process takes longer than expected and I am unable to bank them myself prior to the deadline.

There were (2) 150 point contracts on that listing, so could be! I made the purchase through DVC Resale Market if that helps. Either way, congrats! Hopefully we'll be fellow Aulani members soon. I think you're deal is great! You've doubled up on points for 2025 if it works for your family then it was a great deal! I'm trying really hard not to keep agonizing over this decision, and hoping I don't regret it down the line!

But when we looked at our travel habits, realized that we are most likely hitting HHI in the off-season and so, in theory, should be able to get it at 7 months. We have certainly not had any issue at 7 months switching from studios to 2BRs in Feb and April at 7 months (as we only own a small number of points), so I'm hoping that trend continues.

And we're sort of hedging bets that the price will just go down and that if we wanted to sell, now is the time. The dues cost is also getting high, which is a concern, and we worry with climate change that HHI might get hit with more than one hurricane between now and 2042. I am hoping I'm very wrong, though!

Figuring if I really regret it, it should be cheap enough to add on again down the line. :)

Out of curiosity, any chance we can discuss that $225 "admin fee" that I'm sure a lot of you know about.
I used to be annoyed by it. It effectively adds $2.25pp on a 100 point contract. But I have realized most of that brokers listings are almost always less pp listed than any other broker and they do have transaction coordinators that keep up with you during the sale which I assume the fee helps fund.
 
I think that's a great deal. You've got the 23 points that you can hopefully sell. You're doubled up for 24 & got the seller to pay! Congrats & fingers crossed. I'll be waiting to hear when it passes ROFR!
Thanks! I made the argument that they should pay the '24 MF since it's almost the end of the year and we're going to have to pay in Jan.

I'm curious if this broker charge the Seller less than other brokers?

Ah, probably not the same seller then as I had bought mine at a different site. Will definitely be keeping an eye out for your update since you're ahead of me. We just got back from Aulani 2 weeks ago. It was our first time staying there and we loved it! We typically stay in Waikiki, but now that we have a 5yo who loves the beach and pool (especially at Aulani), we felt it would be nice to become DVC members there, with the occasional trip to WDW as well. We're in CA and our DL/CDA trips are usually pretty short, so don't intend to use DVC points there even if we could.

That's so funny! We are in the same boat. A 5 year old at home who loves the beach/pool. We are West Coasters (CA) as well & had the same idea. We've never been to WDW but would try to make our way out there every few years (assuming the 7-month window is favorable). So glad you made it out this year & you had a great time!
