I think it could make sense to actually pull the “closing costs” out of the equation for reporting since it so often goes unreported.
I would prefer this too, when I was posting my akv one I got really confused, should I put 2024 and 2025 annual dues or just 2025? Then I decided putting both was the most transparent, but it told me that something was wrong and wouldn't let me...
