Can you explain what is the "Finance charges" ?

Closing cost maybe is a general term for anything closing cost. In my head it means anything that does not fit the cost of dues and contract. So that includes fees for title, financing, and tax. The true cost of the contract.
 
Yea, I got the same message. I did see the points in my account the next day. Now hoping the waiting list comes thru for the 1st.



I am surprised to see this. I know I was trying to sell a BCV contract and no person was interested in paying close to 134.

September use years are hard to find, especially in a small Grand Floridian contract! So I was very excited to find this one :love: To offset this new contract, I listed a 50 point Old Key West contract and will post that one when it is sold.

Someone snatched up the 75pt @ $164/point while I was debating whether to get some direct points or not before the price increase, or whether to grab that 75-pointer. I suppose the delay saved my wallet some. Then I saw this at $190/pt, offered $170, they countered at $175. Not the greatest price but it’s a small contract and it has 2024 points (most in my UY are stripped to 2025 or 2026), so I figured it was a fair price for what I wanted - especially if I can rent the 2024 points, it’d bring my per point cost to $155. This’ll put my total PVB ownership to 255pts, all resale so far. Which gives me enough for every 2-3 years 4-7 nights in 1BR or 2BR Theme Park View.

Debating whether to snag another 35 or so points — we could 4 weeknights in 2BR PH or Bungalow over New Years with banking and borrowing. Or 5 nights including weekend in a 2BR Themepark View. Don’t expect to do that often but it’s nice having the option when we do.

Listing prices are strategically called “sales prices”. Ie what they are for sale for. Actual sold for prices would be much more useful.
I didn’t realize this. I figured they went off of settled prices at closings. Yes, that definitely skews the market a little bit.
