I hear you, I have seen a posted 116 for a CCV. I was hoping to be around 125, but the extra points were why I was open to going a bit higher. Are you kidding me? This is a great price.

Finance charges are included. Whoever bout the 30 June UY point sister contract... I am looking for you ha
Closing cost maybe is a general term for anything closing cost. In my head it means anything that does not fit the cost of dues and contract. So that includes fees for title, financing, and tax. The true cost of the contract. Can you explain what is the "Finance charges" ?
contract price ($135x89pts) + 2025 dues reimb + closing costs should equal the $13,666
Excited to see mine on thereUpdated!

Yea, I got the same message. I did see the points in my account the next day. Now hoping the waiting list comes thru for the 1st.
I am surprised to see this. I know I was trying to sell a BCV contract and no person was interested in paying close to 134.
I didn’t realize this. I figured they went off of settled prices at closings. Yes, that definitely skews the market a little bit.Listing prices are strategically called “sales prices”. Ie what they are for sale for. Actual sold for prices would be much more useful.

What? The DVCRM report is based on the actual price that contracts sold…. not on what the contracts that were sold were listed for….Not just skews, it could be completely wrong given sample sizes and the fact you can list something for anything you want. The ROFR thread is there to get better information.
In the fall there was one with a $113 asking. I was probably a hour too late to get it.I hear you, I have seen a posted 116 for a CCV. I was hoping to be around 125, but the extra points were why I was open to going a bit higher.
